-On December 3rd, I had a home inspector (Inspector Marlon Moore) inspect a new home that I have since purchased. His inspection found a few issues, and the sellers resolved all of the significant issues I desired to be fixed. -I closed out the house on January 22nd. -We moved into the house on the 26th. -On January 27th, I was inside my crawl space. I happened upon a visible water stain on one of my main support beams under my kitchen. The stain was evident, and after further investigation, I realized the beam was almost utterly rotten on the inside. -I contacted my real estate agent to find out what I should do and hired a plumber to trace the leak and fix it. -My real estate agent reached out to the listing agent to find out from the sellers if they knew about the leak; they did not know. -On the 28th, the plumber discovered a cut on the pipe that was producing a slow leak that had been dripping on the main support beam for a very long time. This concludes that the water damage was present when Marlon Moore conducted his inspection, and he missed it. -After the Plumber finished, I sent images and the invoice to my realtor and Marlon Moore. -The morning of the 30th, Inspector Marlon Moore arrived (30min late) to inspect the damage. I took him down into the crawl space and showed him what I found. He stated he did not miss the leak and that the leak started after he inspected the home. He also said that he would not fix this issue unless he is ordered to do so. -I called my insurance company and the VA to inquire what action I can take. Neither could assist me as the leak was present before the home inspection and that I should file a claim against the home inspector insurance listed on the inspection. Inspector Marlon did not include any insurance information, as I was informed he is required to do so. He has not responded to any of my digital correspondence requesting his insurance information.
