We recently rented a home in Washington, D.C. using Jodee Properties, a company which is run by Delwin K. Garrett. We had to terminate our lease with two months remaining on the agreement. We conveyed that we would be willing, in any way, to aid Jodee Properties in identifying a new tenant. After waiting over a week, Jodee posted the unit on Zillow and Trulia with one photo (we had taken professional photos that he refused to use) of the exterior of the home. Needless to say, no interested applicants came forward. We then decided to take ownership of the process, and posted the unit as available within our networks (with the aforementioned professional photos) and had three interested applicants within 48 hours. One of those applicants was approved and moved into the home. After completion of the final walkthrough, we were told by Jodee Properties that we had left the apartment in good condition upon exit. However, Jodee Properties remained adamant that they would not return the portion of our security deposit for the period which the new tenants had occupied the home (i.e. the rent was covered). Jodee Properties was prepared to charge two tenants currently for the same unit. It was not until we connected with lawyers to advise us of our rights and conveyed these points to Jodee Properties did they then return the balance of our security deposit. Furthermore, Jodee Properties did not follow through on several items which Del confirmed in writing his business would provide, this includes: 1. failing to bring inspection summary form to final walk-through; 2. failing to email inspection summary report post-move out; and 3. failing to respond to tenant within 45 days (D.C. Law) regarding tenant security deposit Lastly, per the VA Commonwealth State Corporation Commission, this LLC’s status is cancelled, but Del still operates it as a functioning corporation: [*** Link removed ***] Given this, Jodee Properties (Del Garrett) lacks the professionalism and rental property management expertise to serve renters in the manner that they should be. Look elsewhere!
