MBH provided us with an estimate for our seller paid settlement costs including settlement fee, processing fee, and deed preparation. Their numbers seemed high, even to our Realtor who had provided us with a 'conservative' estimate of these fees prior to listing our house. When we inquired about this, they were not willing to negotiate unless we received something in writing from another company. Another reputable settlement company we used in the past for a refinance provided us with an estimate that was ~40% lower. When we sent this to MBH, they came down considerably but would still not match or beat their competitor's prices. We decided to go with the other company, both because of their cheaper cost and because they were straightforward in charging us a reasonable amount without having to negotiate and haggle. After having just negotiated a purchase of our new house and the sale of our old house, we felt negotiating over high settlement costs was not worth the effort. We have used another branch of MBH in the past and their fees seemed to be more inline with other companies and more willing to work with us. I'm not sure if this is specific to the Reston branch or maybe just a new corporate policy. Either way, you can likely find much better rates for the same service by shopping around.
