I understand that a basement floor drain had a small clog, we unfortunately can not inspect underground drains since they are not accessible or visible. Licensed plumbers offer sewer scope service, which we recommend in our report, but the cost is around $400 - $600, which exceeds the $440 fee we charged for the entire home inspection. Also, we can not bring water through the house and try to pour it down that drain since it is still owned by the seller. A home inspection is "visual" in nature, which is explained at start of each inspection. We always try to access the roof either with a ladder unless the house is very tall and our ladder doesn't reach, or if it is unsafe, such as when the roof angle is very steep or if made from material such as slate, which could be damaged by walking on it. Flat roofs our usually accessed through a hatch at the attic, but sometimes those are drywalled over. Not making excuses, but a home inspection is general inspection in nature, so we don't have all the tools that for example a licensed electrician, HVAC contractor or a licensed plumber would have on his truck. Same is true for roofers, they carry much larger ladders than we do and then they have to attach a rope and a harness to the roof in order to avoid a fall. That said, we did inspect the front of the roof, which is slate and mentioned in the inspection report. We always try to improve our services and that is why we now also use drones as a last resort to access the roof, chimneys and gutters."

One aspect of the inspection is a check of all serial numbers for appliances, etc. We received a report indicating that our microwave, although new, had a factory recall notice, All other appliances were fine. We would never have thought that there might be a problem with a new name brand appliance.
We were very satisfied with the company from the secretary who answered the phone, the owner who emailed us two or three times and our inspector. We felt it was money well spent.

We have found many defects during our first inspection after which the builder changed the supervisor on site. The final inspection went much smoother as the new supervisor was very detail oriented and was able to finish the home in a much better workmanship. He also repaired the items we found. The Radon test came back higher than EPA allows and the buyer was able to remediate the problem before finishing the basement."

The county inspectors are understaffed, and they are not able to spend several hours at each site as a private home inspector can. Most builders appreciate the report we prepare so they can make necessary repairs before the walls are covered with insulation and drywall. Then the problem areas are hidden from view and any repairs in the future will be costly."

We inspect the main components of a home such as structure, foundation, roof, heating/cooling systems, electrical, plumbing, etc. and don't report on smaller cosmetic issues unless it is a new construction. We also try to help out our clients by offering additional services, such as Radon and mold testing or termite inspection. Since our company isn't licensed in pest inspections, we arrange for a pest company to come out at the same time when we are inspecting the home and then add that report to our home inspection report. We charge only $10 over what the pest company charges us to cover our administrative cost. This $10 fee is not an important source of revenue, only a convenience for our clients not to have to call and schedule other service on their time."

We always strive to be as thorough as possible on all parts of the home; however, the material or the pitch of the roof will sometimes prevent us from safely walking on the surface. In those instances, we use binoculars, view the roof from a ladder or a window. When a roofing company works on a roof, they use safety harness attached to the roof which is not something we are able to do. We can't alter / damage the roof when the house still belongs to the seller.
