Description of Work: Mr. Smiley came to inspect an older house that I had made an offer to buy in 2003. He gave me a report of what was supposed to have been a thorough inspection. He told me I was a lucky man to be buying this house. His report concluded that the house was in great shape and had no major problems. That is the exact opposite of reality. The house which I purchased was in terrible condition and I started finding that out once I moved in. Even the moving men spotted what they recognized as obvious evidence of basement flooding. The roof leaked, the electrical outlets had serious flaws that any thorough inspection would have found. The plumbing was bad, with galvanized and copper lines meeting, and leaks. The outside flagstone stairs were collapsing and tilted to one side, with crumbling treads, and missing and broken risers. Several walls and ceilings had evidence of water leak damage, that I probably should have recognized, but didn't, and wasn't told about by this "inspection report." He missed obvious water damage and a rotten joist visible from the basement crawl space's access window, etc. I've purchase two other houses in the past and for those purchases I used two others inspectors. Both were thorough and careful.
