Mr Hinz arrived on time and immediately got on the task. His inspection started outside and moved deep into the house. He covered the following: Mr Hinz used infrared, water detectors, electrical service instruments, experience and the ever-present "MACH-I Eyeball" to evaluate the house inside and out. This is a farm house out in the country so septic tanks, spring water, cracks & critters are all part of the conversation. We had already crawled through the home as part of the "Do-we-want-to-buy-this" decision tree and developed a list of questions/concerns and focus areas. We handed Mr Hinz the list as part of our introductions and he covered all of the topics in addition (or as part of) his comprehensive list. I've provided our list below as well as his overall inspection menu. Bottomline: Best home inspection to date. He prodded the report at the end of day and everyone left the property fully understand what was good, what was bad and what needed further evaluation. Our List ============================== General Home Inspection Concerns List Attic - Attic remediation of mice, snakes, other pests and accumulated biomass - Attic damage from active leak by master bedroom - Are there signs of bats Roof - Any issues with the roof - Service life of the roof remaining - Soffits good to go - Repair flanges around the chimney(s) Bathrooms - Shower pressure good to go - Toilet flush good to go - Sink faucets good to go - Exhaust vents good to go - Sink, toilet, tub shower drain ventilation seems to be missing Windows - Rot or other issues with the window frames/sills Interior Floors - Any leaning, lift or other concerns - Overall condition Interior walls - Repair plaster water damage in master bedroom - Are all other interiors walls good to go - Any issues with removing and replacing ?outside? walls inside the bathrooms Water - Air in the lines - Run the sink faucets - Water pressure low, what needs to be done to increase it - Where are all the water system filters - How often should the filters be replaced - The water is reported to be silty after storms, what is the impact to water safety and how is the siltiness mitigated - It the current water source safe - Are black light sterilization systems effective - Is the water softener system good to go - Are all components for the spring water supply good to go (holding tank, pump, filtration, etc.) Water heater - Is the current one large enough - Is there any problem using a tankless water system with a spring water system Septic system - What is the condition - Is Rid-Ex effective and what is the recommended use Electricity - Any active knob & tube - All outlets (110v and 220v) serviceable - All lights (inside and out) good to go (not bulbs?sockets) - Are power panels good to go Propane - Is the system good to go - Is the tank current in its inspections HVAC - Carbon monoxide threat for this house - Effectivity and safe operation of the furnace (downstairs) - Effectivity of the downstairs a/c - Effectivity of the upstairs heat pump (heat and a/c) Radon - Radon threat for this house Dishwasher - Is it serviceable Food disposal - Can a disposal be used with a septic system (Is it wise) Washer & Dryer - Water supply & drains good to go - Dryer vent good to go Stove/Oven - Does the stove & over operate normally - Is the exhaust fan effective - Does the exhaust fan actually exhaust to the outside House Sides - Vinyl siding good to go - Wood siding good to go - Brick/stone pointing issues (foundation and chimneys) Cellar & Crawl Space - Are all pipes protected effectively from cold/heat - Are there any access points for pests - Is the overall land effectively drained Mr Hinz's List (Partial only...too much to write) ============================== OUTSIDE - Roof - 3 Chimneys (external only, you need a CSIA qualified inspector to fully inspect the chimneys...still found issues) - All ventilation covers - Rain gutters - Downspouts - Soffits - Siding - Windows - Entry doors - Stairs - Porch & Deck (some issues) - Railings - Foundation - Driveway - Subgrade entryway - Ground slope at foundation - Site grading ATTIC - Roof framing - Roof sheathing - Ventilation (found an issue) - Pest infestation (not required...but given what was going on up there...oh well) - Insulation (a big issue) BATHROOMS (fill, drain, flow, etc.) - Sinks (issues found) - Toilet (issues found) - Bathtub - Showers - Vents - Floor/wall/ceiling - Electric (found an issue) KITCHEN Plumbing (active link in back of sink) Flooring (found big issue with the moisture detector) Electric Stove/oven Dishwasher (issues) Disposal (electrical issues) Cabinetry Countertop INTERIOR (Note... a lot of plaster in this home) Ceilings Walls Floors Stairs Railings Windows Room doors Deck doors FOUNDATION Foundation walls Columns Floor framing Main beams Crawl space (Now...I ain't small and this guy's even bigger. But he dove right in and went places here that I did not) ...and it goes on...ELECTRIC, COOLING, HATING, FIREPLACE, PLUMBING and WATER HEATERS were all evaluated. He spent 6 straight hours on the job. Covered everything we were wondering about and a ton of stuff we never thought of. And we've owned an old house before!
Description of Work: Mr Garth Hinz provided a home inspection for a 1910-era home we wanted to buy. The home is located out of town, has a spring-fed water supply, multiple HVAC sources, cellar, crawl space and a less-than-easy-to-access attic among many items of interest. Not an easy inspection by any stretch of the imagination
