Home Inspex is locally owned & operated by Eric Babcock, a certified home inspector and he performs the inspections. A home inspection is most often provided for somebody that’s buying a house. Our firm has performed thousands of inspections for home buyers. Much of our business is from word of mouth referrals from previous clients and realtors we’ve worked with. Home owners also benefit from having a home inspection every couple of years by protecting their greatest investment; their house. Being that we don’t perform repairs or sell products our clients can be assured our assessments are completely objective, unbiased and in the clients best interests. "I'm Eric Babcock, the inspector that did this inspection, and I read this review with great concern. I'm aware of this customers concerns and have been in correspondence with him. I revisited his house to look at the roof and attic (the roof was his only concern then). My inspection and report did indicate moisture stains from roof leaks, and structural damage in the basement and attic, among other defects. For a second opinion on my inspection report I consulted with and shared my report with a roofing expert that provides expert witness testimony. He felt my reporting on the defects was sufficient, and in fact questioned the accuracy of several items from the partial 3 pages of the roofers report that the customer provided. Note this house 122 years old, and the inspection was performed following a dry spell. The roof began to leak following very heavy rains about 6 weeks after the home inspection. This is when the customer realized there was a roof leak. Fortunately he was able to stop the leak himself with some minor repairs. The roofing material was relatively new and in good condition. I believe the leak originated at a seam. It's important to note that during my return visit the customer suspected the seller didn't disclose known defects, and may have intentionally hid defects(the basement contained so much belongings some areas weren't accessible). And he also expressed concern that the realty broker was representing both sides of the transaction, and the brokers contractors had performed work on the house (potential conflict of interest). Some large repair estimates were obtained after closing on the house, and the repair cost is absorbed by the customer. In my report I recommend that all further evaluations and estimates be obtained prior to closing; this allows the buyer to either ask the seller for repairs or credit, or to walk. Although I acknowledge that buying a house is a complex, emotional and sometimes difficult process, and it's impossible to account for all the variables. Older houses generally need more repairs and this should be expected. Nonetheless satisfied customers is of utmost importance. I empathize with his situation I offered him a full refund (was $475, not $575), yet he refused the refund. It upsets me that I wasn't able to satisfy this customer. I ask the readers that are doing research to read my other reviews and credentials. Thorough inspections and happy customers is the outcome I strive for. Thanks for reading."
