"I was hired to complete a project that another contractor had started and I'm sure some of you may know, it is difficult to find another contractor to take over a project someone else had started. The reason is in most cases is there are things that were done improperly, and changes will have to be made to make it right. I knew when I first saw this project that there would be some challenges and once the project was started it was quickly discovered that this project was not going to be the exception. And because of this there were several changes that had to be made to bring everything up to code. The contract provided was very detailed it did explain what is and what is not included. Due to the nature of this project there were several items that were not included in the original estimate. When the estimated price was given and before the project contract was signed, I explained that cabinets, hardware, plumbing fixtures, and light fixtures were not included due to the variable styles and cost. For me to properly price these items I rely on my vendors to have their selection coordinators to meet with my clients and show them different options and different price ranges. The client’s selection will dictate both labor and material cost. Once the client has made their selection, only then can I give them an accurate cost. Finally as a homeowner when taking on a project of this size there needs to be communication. But to avoid any confusion there should be only one point of contact for the project, preferably the one who signed the contract. When working on this project I would get questions/requests from 4 different people which is not a problem for me but apparently they would not communicate amongst themselves.
