Thorough and professional.

The inspectors arrived on time and did a very thorough check of the home. I was impressed by all they uncovered. I would have never thought to check the items that the inspectors did down to the speed at which sinks drained and the temperature in the refrigerator. The inspection report was arranged by category and even included a summary at the end that identified the major problems. I don't know how any other home inspection company can stay in business, when they have to compete with A House on a Rock.

Excellent. Lucas and Kyle were both on time - in fact they were already on site and working before I arrived. They were both very personable, and walked me through what they were finding as they identified issues. They showed me pictures as we went along and explained what they suspected were the sources of the issues. They also did a summary at the end to cover all the areas they identified, and gave me an opportunity to ask questions. Ultimately, I was very happy with the service. Cost was $658 for basic inspection + $159 for the chimney inspection + $199 for the sewer scope. My only critique was that the invoicing system was not as user friendly as it could be. The agreements and initial fees are handled online, which I think is nice. You are offered upgrades at additional cost, which is also useful if you have specific concerns. But, the system only allows you to choose one upgrade, and there is no obvious way to add another. I figured out by trial and error that if you closed out of the system and went thorough it again that you would be allowed to add another upgrade, but I also found out (by accident) that if you added an upgrade, you could not remove it yourself. I think this system should be worked to make it more user friendly and easier to add or remove upgrades prior to payment. Juan ultimately got it sorted out for me, but it would be easier to be able to fix it yourself. This was the basis for the B rating on responsiveness as it did take a couple of days to get this sorted out, and I could see this might be an issue if you had a quick turnaround for the inspection.

They spent over 3 hours inspecting the home. Before he left, Juan went over specific details and then, and within 12 hours, I had a VERY thorough written report! Amazing service.

Great! We have used them multiple times and so glad we did! They found some great things that deterred us from purchasing a couple houses that the homeowner didn't want to fix!

They sent a team of two inspectors so they can work at the same time. The two folks are experienced though young. They answered all my questions / concerns. The team used smartphone apps to take photos and describe the problems. The report was ready within an hour after the inspection. The inspection was thorough and I am happy with the service. The price for inspecting this 1984 built 1360 sqft house is $349 for inspection and $175 for re-inspection after repair. The price is a little over the average of the quotes I got from other inspectors but I don't mind paying a little bit more for quality.

A House on a Rock is the best inspection company out there! Never trust your home inspection needs to anyone else. They are very thorough, knowledgeable and their reports are great! The best in the business for sure!

Due to issues beyond my control (with the seller of the house), the inspection had to be re-scheduled several times. Hope was extremely helpful in managing each change. When the day finally arrived, Lucas and his helper arrived early, were thorough and answered all questions I had. An electronic copy of the report was emailed to me later that night. If I ever buy another house, A House on a Rock will definitely be used again!

   As a Realtor in the State of Virginia, House on a Rock has been preforming the majority of my client's inspections for a couple of years now. I wouldn't have entrusted the home inspection of my wife and I's personal "home-to be" with anyone else. As always, they were extremely informative and knowledgeable with everything that needed attention. The report's format is very easy to read and understand, both the pictures of the items and the verbiage used to describe. The company is very well run and communicative throughout the entire process, from the front office to the guys on site. I will continue to use House on a Rock for personal, as well as, my professional inspections going forward.

The provider was punctual with a professional team who were all polite, courteous, knowledgeable, and thorough.  It was evident they were well organized, came with the proper equipment, were considerate of the homeowner's property by removing shoes, ensuring equipment was covered to prevent damage to property, and extremely professional.  The report was concise, well written, organized, informative, extremely comprehensive and helpful.  I highly recommend this provider and will use their services in the near future.

We also received a detailed report of every problem encountered as well as everything that had no signs of damage. It was definitely reassuring to see that they paid close attention to both and was able to convey these findings in a report that was color coded for serious problems to simple fixes. It really helped prioritize what we needed to further negotiations on the purchase of our first home. Not only was the report complete with rough estimates of what it may cost to fix, but it included pictures and detailed explanations of the damage and what could happen if it was left unchecked. The best part about the inspection was that we received this detailed report within a few hours of them leaving. I would definitely recommend them to anyone looking for a home inspection and will definitely use them for any and all future home inspections I will need moving forward in my home buying process.

I was highly impressed with the quality of the inspection and how friendly he was to work with. Juan and one of his employees were both onsite for the inspection, on time. They did a very thorough job, especially on the roof - walking the whole thing. They were happy to allow me to walk with them on the inspection and ask questions - this was great, because a previous house I had purchased several years ago the inspector was not friendly and did not want to answer my questions - Juan and his coworker was a nice fresh change to this. I was extremely impressed with their professionalism and service. I felt they left nothing uncovered - I went with them under the house in the crawl to ask some questions about moisture, and we probably spent at least 15 minutes down there, and they crawled the entire thing while I watched! To top it off, all of this was done while the current homeowner was on-site site this was a FSBO home. They showed great professionalism with the current home owner, and waited until he was not in ear shot to tell me of some important items with the house I needed to be aware of. I would not hesitate for a second to use them again and will be recommending them to anyone asking if I know a good home inspector!
