Rec Room Reno | Clifton VA

basement remodeling

202020124
Our homeowners in Clifton were planning to remodel their master bathroom but when COVID hit they shifted their focus to their partially finished basement. With a goal of creating room for extended guest stays and secondary living, we got to work designing this multi-use space. The challenge was maximizing the layout while working around the existing staircase and low ceilings. To give the space a larger feel, we minimized the number of walls and used flooring instead to define the different areas. This laid back hangout includes a tv area, den/bedroom, full bath, workout area, game room, and kitchenette all with the a retro "Route 66" design...space the entire family can enjoy. For the main floor, we painted the concrete with an epoxy coating system with deco flakes. Often used in garages, the flooring is both stylish and durable. Commercial grade carpet was used on the staircase as well as for the game room and den. Basic light grey lower cabinets with a tall pantry form the kitchenette. Pietra Cordosa sandstone was used for the countertop. A large stainless utility sink and lighted hanging sign complete the look. The full bath features a light grey vanity with integrated white sink and countertop. Subway tiles were used on the shower walls with a dark grey grout. A rain head, vertical drain and floating shelves along with "concrete" tile on the shower pan and floor give the bathroom a rustic, industrial vibe. The highlight of the space has to be the reclaimed weathered red barn wood used as an accent wall behind the television and the game room nook. The same wood along with corrugated metal was used to create the custom barn door...a true statement piece. In the end, we were able to expand our homeowners viable living space while increasing the value of their home in the process.

We're in process of getting bids on a deck/exterior office space remodel. They were very responsive to our initial request, and we talked to one of the owners of the company via phone and in person within 7 days of our outreach. The project is probably too small for their level of services, but we will definitely consider using them for a future, more complex interior home renovation. They were very nice and giving of their time and expertise, and their build process seems very professional and polished. We had an excellent experience with them.

Thomas Custom Builders recently remodeled our unfinished basement. We had originally hired them to remodel our master bathroom but when COVID hit we shifted our focus to our partially unfinished basement. They had no problem with the change and quickly designed our basement for secondary living and room for extended guest stays. We truly appreciated the professionalism, workmanship and, above all, cleanliness of the TCB team. They went above and beyond to clean up each and every day. They wore masks and kept their distance from our family. They fielded questions from subcontractors so we didn't have to be unnecessarily exposed. The space itself turned out beautifully and has already proved invaluable. When our teen was recently exposed to COVID he was able to very comfortably isolate until he received his negative diagnosis. Even in these times of uncertainty, we wholeheartedly recommend Thomas Custom Builders if you are considering a remodel.

We selected this company because we wanted to renovate our master bathroom and add lighting in certain other rooms. They could do both for us. Having recently been through a master bathroom remodel in another house in another region, we knew what we were getting into, and what we wanted. They gave us an early estimate, which seemed reasonable, and wanted several thousand dollars to draw up the design (note: we didn't change the floor plan and we knew basically what we wanted). We met with subcontractors to pick out vanities, tile, and granite. We already had picked out our hardware and fixtures. After this, they gave us our actual estimate - about 60 percent higher than their original estimate! We tried to make sense of their rationale but at the end of the day there was a high dollar amount we could not account for, despite repeated questions asked by us. We did not select the highest end extras that would have escalated the cost. At the end, we went with another contractor (who came in at our original estimate and delivered a beautiful product), selected an electrician on our own, and chose to forego our money for their (TCB) design fee.

Overall this was a bureaucratic, slow, and overpriced process. Entered into a design agreement for the remodeling of a kitchen, deck, and two bathrooms. They required a signed design agreement and $4000 for them to perform preliminary design. Based on Angies List reviews and other sources, they appeared to have a good performance. Here is the timeline of events, referenced to when the signed agreement occurred: 3 weeks for measurement meeting with promised line drawing within two weeks; at 7 weeks provided an apology for not having drawings complete and promising completion within two weeks; at 11 weeks provided complete line drawings; at 12 weeks provided preliminary estimate with estimated cost. This timeline included multiple attempts by myself to ask for status, push different team members to coordinate with each other, and an overall perception that I was having to manage their team for them. The purpose of this builder was for them to manage all these efforts as I was paying them for that service. I attributed these issues to a very bureaucratic process they have set up and dysfunctional coordination among their team and subcontractors; even before the construction work started. They appear to overall have a very defensive posture throughout the process through their required legal agreements and generic corporate-like responses that were not fulfilled. They appear to be resting on their laurels of possible past accomplishments and are trying to deal with the symptoms of their current problems through defensive actions. In comparison, I went with another local provider that was able to get to a preliminary design within three weeks, did the work with no design fee, and their estimate came in $50K less. This comparison shows a lack of desire from TCB to serve their customers and inefficient processes. As a final example of these issues, when I informed them that I was going to go with another option, which was before we had finalized the preliminary design and did their "trade walk-through", I asked if any of the $4000 design fee would be returned. They said they would provide $1000 back as a "good faith payment" but required my signature on a long, legal Non-Disparagement Agreement. This document would effectively squash any reporting of their problems and provide a silence payoff of $1000. This is very shady in my opinion and likely led me into the trap that I faced when doing my due diligence online reviews of their work. I decided to forego the $1000 and instead provide a warning to any people considering using TCB. I do not want them to fall into the same trap and perpetuate hiding their failures.

Service Provider Response

Our goal is to provide the very best service and we are always looking for ways to improve. While we disagree with the stated timeline, we can appreciate the frustration with the time it takes to get from vision to working layout. Designing a project, which is what we were contracted to do, can be a lengthy process. From the measurement meeting to final pricing is a minimum of 12 weeks. This timing can vary greatly based on size of project, client response time and unforeseen circumstances including vacations, work schedules and holidays. We try our best to communicate this from the initial consultation but will make a more concerted effort going forward. We value all feedback, positive or negative, and use it to examine our current procedures.

We had a wonderful experience working with Thomas Custom Builders (TCB) from start to finish on our home addition. We added a master bed and bath, unfinished basement, and screened in porch. First and foremost, we went with TCB for this renovation because we felt like they provided high quality services at a competitive price. We felt very comfortable undertaking a big project like this with TCB because unlike some of the other builders and architects we met, TCB listened to our ideas and concerns and helped us to visualize exactly what we need in a renovation and within our budget. They worked with us patiently through changes in ideas and scale of the project. Then throughout the actual renovation, the TCB staff were amazing. Brian was onsite the entire time, overseeing every aspect of the project, with absolutely no issues. It was great to have the same person there every day and it was very clear that he knew exactly what he was doing and what we wanted/needed. Work was always done within a reasonable time frame and with high quality. The TCB team finished everything within 3 months, which was even faster than we had even anticipated. We would absolutely recommend TCB to our family, friends, and neighbors and use them again.

In short, things went GREAT, and I can whole-heartedly recommend Thomas Custom Builders (TCB), which is a "design-build" firm. Here's how things went: Firstly, expect that they have a backlog, and it may take a while to get to your project - probably because their reputation proceeds them. It took nearly 9 months between when we started with them on scoping our our project to when we broke ground, however we ended up with a design that worked. Through that phase, we worked with TCB on what goals we wanted to achieve, and what our budget was, and they designed to achieve as much of our goals within our budget. During construction, TCB promised to have a foreman who spoke fluent English on-site every day, and they delivered on that. This stood in pretty stark contrast with some of my previous contracting experiences, where the project could languish without seeing anyone come to the site. With TCB, the project always moved forward - sometimes it moved rapidly, with multiple trades on-site - sometimes it moved moderately, with the foreman and a couple helpers - and sometimes it was just the foreman handling things himself - but it always moved. TCB also is the kind of company that won't nickle and dime you. If something small is missed in the project scope that is needed to really complete the project, they'll do it. Don't expect them to shell out thousands of dollars in that respect - that would be a change order (which I had one) - but at the end of the day, I very much got the impression that they really took pride in their work and wanted me to be happy with the end result, which I am. TCB estimated the job would take between 3 to 4.5 months, and they completed in 4 months. I had one change order to connect my concrete/flagstone walkway to my stairs, which we had missed in the scope and was too big of a cost for TCB to absorb ($2.5k), however that was the only overage, so all in all we stayed on-budget. Things that we got done in the project: - Bumped out front to add walk-in closet and much bigger master bath to master bedroom. - Reconfigured entryway with a foyer/mudroom and semi-open staircase to attic. - insulated attic. It's still unfinished, but much better for storage. - new roof w/ 30 year shingles - widened dining - family room entry to be open concept. - re-did fireplace wall with built-ins, stone tile, gas insert - new paint for most of first floor - refinished all hardwood. One thing that we did to help out is that we completely moved out of the first floor as well as most of the attic stuff into a POD. TCB will readily tell you that they aren't professional movers, so go ahead and hire a professional moving firm to do that for you to clear the way for TCB to do their work. We used 2 men and a truck and were very happy with them.

We are extremely happy with the work done by Thomas Custom Builders (TCB). Overall they did an amazing and outstanding job! They had a contractor on site, on time every day. Brian S. was professional, helpful, patient, hard working and skilled both in managing subcontractors and doing work himself. I trusted him with our home and would work with Brian/TCB again easily. I have already recommended their company to others. TCB renovated a few parts of our house, added electricity to a shed and added an entire master bedroom suite on an additional floor (adding approximately 550 sqft to our house). They finished earlier than expected. Our neighbors couldn't believe how fast the addition was completed and how well done. Any additional costs from the original budget estimate were due to our choice to add more work. I waited to write a review. I wanted to live in the addition for a little while to see how everything holds up. We have had only minor things arise and have been very pleased with the responsiveness of Brian and TCB to come back out and check on things. They came back to add a bracket to a new countertop that moved slightly, they shaved a door that was sticking as the weather changed, they fixed the damage done when carpets were installed by another company, they arranged for a rep from the hot water heater company to come out and fix a noise issue, all done at no additional cost to us. I have worked with contractors before but nothing on this level. It wasn't perfect, there were concerns that came up. I had to learn that this was major construction and with major construction comes mess. Brian and his team addressed our concerns and remedied any issue fairly. With so many negative stories I've heard from people who worked with other companies, I am so very thankful that we had such a good experience and ended up with such an amazing master suite and changes to our home. We love it and we receive many compliments. We chose to work with TCB because they came highly recommended by a neighbor who had similar work done and were very satisfied with their outcome.

I'm embarrassingly late writing this review but my endorsement is nonetheless heartfelt! I hired TCB last year to rework and remodel a small master bath in my 30-year old house and also to finish out a stubbed-in but completely unfinished basement. They did an absolutely fantastic job, from the early planning and design work through random finishing details. They created a plan for both spaces that considered the age of the house, pre-existing plumbing, hvac and electrical systems, and usability of the space. They insisted that all work be done to code, declining even to consider items that wouldn't pass an inspection. They hired good reliable contractors who showed up on time and got the job done. And they assigned me a regular supervisor who was on site every day to oversee everything and keep me appraised of progress, challenges, and timelines. They were not the least-expensive contractor I talked to, but in the end I feel I got a really high quality job that I don't have to worry about and can be proud of. I was very happy to work with Thomas Custom Builders and highly recommend them to others.

Hiring Thomas Custom Builders for this job was the smartest thing we've done in many years. From the first call I made to the final inspection, they were nothing but professional, skilled, courteous and (appropriately), funny. They understood what we wanted, we understood that no plan survives contact with reality, and whatever minor snags we ran into, we worked them out. The forman, Clifton, was a delight, as were Adam and Kevin, and Rick Thomas and David Holmes were a joy to work with. We are more than delighted with with finished room (and the insulation and drywalling of thte garage part), and though it's been more than a year, nothing has gone wrong that needed their attention, and the room continues to be a great pleasure to use and work in. Would definitely hire them the next time we do a major renovation.

I never submit reviews online, but my family had such a great experience with Thomas Custom Builders that I wanted to share it. We restructured and remodeled our master bath, guest bath, and bedroom, and love the results. Initially I was concerned about price, but over the course of the project I realized how much value we were getting. The design and outcome itself is excellent, but the experience working together was as noteworthy. Rick, Dave, and team put us in touch with an excellent network of designers and suppliers that made a huge difference in designing our ideal remodel within our budget, and that worked well together to stay on schedule and put as little work on us as possible. The onsite team was a pleasure to work with and completely responsive to any questions or requests, and they worked seamlessly with the electrician, tile, and plumber. Even their front office invoicing contact was invaluable in guiding us through the project with recommendations and clear expectations. I'd recommend this team to anyone.

We could not be happier with Thomas Custom builders for our project. They did a great job turning our wish list into reality. Their architect did an amazing job translating our ideas into a workable plan on the first draft. The builders themselves are excellent, going above and beyond to ensure a quality build. We had a short schedule (abut 4 1/2 months) and they met the timeline, and stayed on budget. We were well informed throughout the process, were able to make some changes without any hassle during the project, and now after 1 year everything is working great. They even worked with us when we had to move back in prior to completion. I would highly recommend them for any project.

You hear horror stories of contractors taking forever to complete work or not finishing the project or not delivering what you expected. I had absolutely none of these issues and the contractor was always available to answer my questions. When I pointed out minor details that weren't quite what I wanted, they fixed them right away. I wouldn't hesitate to recommend them for any work. I can't wait for them to do more work for me in the future.

The owner came to my home to take a look at my kitchen and to discuss the best, most cost-efficient strategy to get the job done. He was honest about the cost and how long it would take. They started when they said they were going to and finished in a timely fashion. The end result was great. They were even able to work with my husband who is a little OCD.

We were looking for a Garage Contractor. Mr. Thomas responded but it turned out that his company was not a good fit for our project. He was exceptionally pleasant and knowledgeable, spending quite a bit of time with me on the phone answering questions. Started with a great promise but ended with poor work in terms of overall workmanship. There are many things now I look back was not done properly: 1. No 3-D computerized version of how the room will actually look like because you are Shown architectural drawing which as a laymen has no idea and also doesn't show how it will actually look. 2. Not listening to client because what we asked for cathedral ceiling was not on d awing and only realized once they started installing roof realized and had to stop and ask them to do the so called cathedral ceiling and looks ok. 3. We had told them very first time we wanted double door for entry but planned for single door and later asked them to change, so guess what increased the cost. 4. Excavation was done and with understanding that pipes will not be damaged and now we found out that drainage pipes were damage to we have to fix at additional cost through landscaping company. Also damaged our existing pflagstone patios with the heavy equipment and will cost us more to fix those things. 5. Also removed sensor light in he back from the wall and not installed afterward and may be threw out, so we have to fix that also. 6. In our sunroom did not fix the siding which again we have to get it fixed. 7. Grading is the biggest issue I have with this company because, all they did was clean the backyard and put the dirt where they were gaps around the foundation and they call this as a grading. Very poor workmanship. 8. Cost was outrageous and did not justify the amount of work and can always blame customer but I didn't mind paying if the work was done properly. 9. Also contract has all the breakdown for things like for bathroom and closet accessories but the price allotted outrageously low where it's impossible to find in those prices so you land up spending more for those. They alloyed most of the cost for their work and not on quality. 10. Also needed to remind them at the end for every small things because they forget. Overall, I would not recommend them to my friends or relatives for any work now I have to pay extra to fix the problems they created.

it is with great regret that we have failed to better understand and interpret our client, Mr. and Mrs. [Member Name Removed] in regards to several of his assertions. Some aspects of work are and were not a part of the contracted work such as repair of existing patio. In the course of designing and building additions for clients, we encounter so many levels of owner understanding about what needs to be accomplished to make their vision a hard fact. We do try, very hard to explain and properly set expectations as to means and methods as well as what is or is not in the contract Scope Of Work. We have reached out to Mr. [Member Name Removed] in the hope that he will allow us to correct any shortcomings regarding our work. This addition was designed as a two story then changed to one story by owners. The plans actually show a section of the roof, in a vaulted scenario, dictated by the existing homes layout, and as we were building the roof, we stopped as they had not realized that there are many types of cathedral or vaulted ceilings. We immediately re framed it, at no charge to owners along with, as is our normal practice, several other owner changes to layout and sizes of rooms. We were asked repeatedly to add to our scope of work additional skylights, interior doors, work to modify the existing prefabricated sun room etc. I strongly agree with Mr. [Member Name Removed] that 3D plans would assist him and many owners in visualizing the planned work and do offer that option and will make all projects design based on CAD drawings in the near future. i respectfully disagree with the majority of his claims and again ask that we be given the opportunity to make them happy and whole. If you are looking at working with a Design/Build general contractor like Thomas Custom Builders, please read all the comments by current and previous clients to get a balanced and fair opinion of their real corporate DNA. I know we are a great choice as a high quality builder and still hope to change the negative feelings that the [Member Name Removed]'s now have.

They were extremely professional through the entire project. They started on the day that they said they would, were on site every day working and managing the sub contractors, and finished almost exactly when they said they would (we had a scheduling delay due to a utility company). They were responsive, personable, did not "nickel and dime" us once the work began, and returned phone calls promptly. They were the highest bid that we received for our job (by approximately 3-4%) but I feel that the extra cost was worth it, in terms of the quality of work as well as the quick scheduling and superior project management they brought to the table. I would hire them back for future work without hesitation.
