We have had now two projects completed by SGS Builders, and the work completed by Steve Sanders, Enrique, and crew was nothing less than outstanding. Several years ago we hired Steve to remove a load bearing wall to create a large open family room. Steve completed the project in record time and it looked perfect. In Mid-2018, we decided to add 1,000+ Sq Ft to our home to create a new Kitchen, living room and dinette space all in an open concept. What I had in my head was placed into a design by Steve and built exacted as we dreamed. It has now been nine months since the project was completed and we couldn't be happier with the finished project and Steve's work. The space looks great and we have had no problems with the workmanship. Everyone who has seen our new space has the same reaction, Wow, who did this work? There were so many complexities to this project which included the removing of a fireplace, raising a portion of the house that had settled, splitting the HVAC system to install an upstairs and downstairs unit, new plumbing, fixtures, adding a new section right next to an existing pool, the list goes on and on. Steve thoroughly planned each and every phase of construction in a timely and professional manner. To add to Steve's burden, my wife and I remained in the house throughout the 120 - 160 day construction period. We made a very large investment in our home and Steve was the only one we trusted to complete such a large project. Steve has outstanding project management skills as well as his vast experience in construction will keep any project on track. Steve and his crew were onsite 1 June through Mid-September and we had zero problems with the construction or crew. The subcontractors Steve's works with he has known for years and they are very good. We have found Steve's pricing to be fair, competitive, and honest. I would not hesitate to hire SGS Builders, Steve and Enrique, again. They are outstanding to work with and we couldn't be happier with our two projects completed by Steve.
Description of Work: New Kitchen, Living Room, Dinette Area, Appliances, added 1000 Sq Ft
After seeing what a terrific job SGS Builders, Inc did to a similar model house in our development, my wife and I called the owner of SGS Builders, Mr. Steve Sanders, to meet and discuss our project. We provided him with a conceptual design for the addition we wanted, and Steve Sanders quickly provided us a detailed proposal and cost estimate that was very reasonable in our opinion. Knowing how well he and his team had performed on our neighbor’s home, we hired him to build our addition. One of the things that impressed us was the fact that SGS Builders is committed to working on and completing your job prior to taking on other work. He uses an experienced team of skilled subcontractors who he has worked with for decades. He worked with us on every aspect of the design, provided a detailed plan/drawings for the addition and kept us up to date on scheduling and execution of every phase of construction. Vice extending our existing HVAC to the new addition, which would have been a costly and difficult task, Steve suggested using a separate Daikin multi-zone mini-split heating and air conditioning system for the new addition. He is very hands on and very easy to work with and was very accommodating to our needs and several changes during the construction of the addition. Steve showed up on-site almost every day and directed his subcontractors in each aspect of the job. Steve worked with the County for all permits and inspections. Space was limited on our side lot, and Steve was very focused on ensuring the design and actual construction stayed within the allowed setbacks. Multiple surveys were taken and Steve worked with his subcontractors to ensure the footings, foundation and framing stayed within plan dimensions. Steve Saunders and his team of subcontractors did a terrific job on our addition. My wife and I could not be happier with the results. Money well spent. SGS Builders totally transformed our house. We highly recommend SGS Builders, Inc. Steve Saunders and his team provides a great design and build option for any home addition and remodel needs.
Description of Work: Our project consisted of replacing our old carport with an extended garage and adding a second story above the new garage for an extension to our master bedroom and a large walk in closet. In addition, we wanted to replace our old narrow front porch with the large eight-foot-wide veranda porch with a hip roof, flagstone floor and a matching flagstone front walkway. In addition, new CertainTeed Mainstreet vinyl siding and Landmark Pro architectural shingles for the entire house, new front door and small hexagon transom window in the second-floor hallway.
We are over the moon with everything about SGS Builders. Steve worked with us to come up with a more efficient design and was always prompt to respond. While working on the design Steve sources the work and materials and provided us with a quote that didnt change- it was so nice to have no unexpected costs added. When worked started we were so impressed with how clean the job site was and that everything was cleaned at the end of each day. Steve is always professional, on time and is easy to communicate with. The quality of work and attention to detail really shows in the finished product. We are now starting our master bedroom remodel and are using SGS again.
Description of Work: Complete kitchen remodel and dining room update
It went GREAT! I contacted Steve Sanders, who had renovated my kitchen the year before (and had done a fabulous job). He immediately came out to see what needed to be done. He assessed the situation, and said he could begin repairs as soon as I chose the new flooring. After I made my selections for the flooring, paint color, and carpet selection, he and his employees began the repair to the dry wall, removed the existing flooring, and placed new flooring down. Last tasks completed were painting and carpet. I CANNOT STATE THIS STRONGLY ENOUGH: Steve Sanders is the absolute BEST in his field. He and his employees have a wealth of experience and knowledge, and wonderful work ethics. He does not cut corners on quality -- he does the job right the first time. He shows up when he says he will, and is true to his word. He took the mess of my basement, and made it beautiful; better than before. If you are looking for quality work with professional people, make the call to Steve Sanders now.
Description of Work: I had bad water damage in my large rec room basement; quite a mess! The water damaged my flooring, and part of a wall. I needed the flooring removed, floor cleaned up, floor replaced, repair to the dry wall, the entire room painted, and new carpet for the stairs leading up to the basement, and new area rug.
SGS Builders Inc., headed by Mr. Steve Sanders, is an absolutely amazing team of skilled and friendly craftsmen who truly care about their work and pleasing their client with a first class product. They epitomize true professionalism in this contractor-rich area. We recently hired SGS Builders Inc. to take on a major project we had been putting off for several years. Steve Sanders and his confederation of construction contractors made this project (we had been dreading) look almost easy. The project was a combination of construction (turn a dilapidated carport into a first-rate garage w/new concrete flooring, finished interior, door opener, and driveway, add a three foot extension onto our existing front porch with ceiling fans and recessed lighting and slate floor, add a new slate sidewalk, and a transit window at the top of our second story staircase) and upgrades (replace architectural roofing, replace gutters, install Simonton windows, doors, Cedarboard siding, and finish with all painting and electrical work). The cost of the entire project was well over $100k. The project was completed in two months with no re-dos. We received other bids, and while SGS was not the cheapest, we felt that Steve Sanders had the seasoned maturity and integrity to get it all done in minimum time and with real quality construction. Even before we inked a contract, Steve spent his own time investigating and surveying the project to be sure he limited any surprises and his/our exposure to risk. Steve was either on-site or readily available every single day of the contract. He addressed each and every detail of the project and questions/concerns we had immediately and always accommodated our intentions. He ensured that there were NO dead time days except for one period of heavy rain during the concrete phase of the project. There were contract teams on site every day. Needless to say, we made a great choice in contracting with SGS Builders Inc. for this project. Steve brought a crew of ?known? craftsmen who he had worked with on his many projects from 15+ years. They were all steeped with the ?SGS Builders Way? of doing business---arrive on time, work with great skill, keep the client informed, produce a quality product and clean up each day. Of note were his carpenters and electricians (new garage and porch construction), masons (garage floor, slate porch and sidewalk, and driveway). Also his teams that completed the roofing, siding, windows, gutters, and painting phases were exceptional. All-in-all, this contractor and his team exceeded our most hopeful expectations for a beautiful and functional finished product. I do not think anyone in this area could have matched the care and concern that SGS Builders exhibited in completing our plan and reacting immediately to design changes. We couldn?t be happier for a job well done; our money was well spent.
Description of Work: Demo'd carport and front porch and built a new finished/insulated walls garage w/concrete flooring, garage door opener, windows and entry doors and driveway; built new expanded porch with slate over concrete flooring, ceiling fans, and recessed lighting; installed new slate over concrete sidewalk; installed new front door; installed transit window at head of second floor stairway; put on a new architecture roof, replaced windows, installed Cedarboard siding, and gutters and all associated inside and outside electrical and painting requirements.

SGS Builders! Remarkable deck re-build (585 sq ft) at my residence last week by SGS Builders. Managed (and personally completed) by boss Steve Sanders and his employee Enrique, the finished effort across 4 days turned out simply beautifully. Steve is a solid professional & honest as the day is long. He delivers an excellent product with splendid attention to detail and to the important Virginia deck-building code. Price was excellent! I?ll recommend SGS Builders without hesitation to anyone with deck-construction needs. Web address: www.sgsbuilders.com. Tel: 703-791-3417

Steve and SGS Builders did an outstanding job for us. We received several estimates but Steve's knowledge and experience really stood out above the rest. We are very fortunate that we found his company. Steve was punctual every day, cleaned the site at the end of the day, and took additional steps to minimize the impact of the construction. Steve is the first contractor I have dealt with where I didn't have to worry about the quality of his work. Throughout the time he and his crew were here they were professional and always took care of our home. He is a friendly, knowledgeable and knows how to do a quality installation. We are very pleased with the work, will definitely use Steve again. He is a pleasure to work with and knows how to treat his customers.
Description of Work: Removed load bearing between living room and family room. This required the removal of wall, the installation of a new beam, framing, some electrical, and the drywall work.

The contractor was punctual and came when he said he would to evaluate the property and then provided us with a bid. It took several days to get the bid. We solicited bids from three contractors in the area who offer the same kind of work and this one was very high. As a result, we chose a different contractor instead that had a more reasonable bid for the same work.
Description of Work: The contractor provided a bid for structural work needed for our basement. It was based on a report we received from a Structural Engineer and it entailed installing a beam to add structural support to our basement in a four level townhome. The bid was extremely high and much more than the other bids we received for the same work.

Steve, of SGS Builders, is professional, efficient, and conscientious. He committed to our initial project in 2007 and began and completed the work on schedule. Something was being accomplished each day during the construction, as he is adept at scheduling the workers. There were no days or weeks of inactivity as we had heard often happens with such projects. From the carpenters, to the plumber, electrician, painters, HVAC and siding/roofing people - everyone was pleasant, courteous and easy to work with. Most have worked with SGS for many years. We have since employed some of them for smaller jobs around the house. We had some zoning issues at the start, but as frustrating as it was, Steve worked it through till we had a reasonable and workable solution. In the end, we are glad we had to make the modifications the zoning issue caused! Steve was also very good at keeping us informed of what was being done and when, answering our questions, and making adjustments as we requested throughout the process. We would hire SGS again, and have recommended to friends and neighbors. SGS may not be the lowest bid you get, but the quality of work, responsiveness/communication, and the lower level of stress you will experience in the process are worth it!! :) Thanks Steve!
Description of Work: Addition of sunroom and deck, installation of French doors, kitchen flooring, siding and new garage door, re-make of front portico, hardwood stairs and bannisters.
It went very well. Although there were some delays, Steve Sanders of SGS Builders kept us informed of what was happening and made sure everything was done and done well. He did absolutely everything we asked him to do, and he was available to answer all of our questions. He told us just what to expect in terms of what would happen and when it would happen. The quality of work was outstanding. Steve and his crew did an amazing job. I would most definitely recommend SGS Builders to anyone who needs a contractor! We love our new kitchen, and our hardwood floors look great!
Description of Work: SGS Builders did our kitchen remodel. They removed everything from our existing kitchen, started from scratch, and installed new cabinets, appliances, and counters. They painted our kitchen and family room and modernized our lighting and electrical work in the kitchen. They also arranged for a new floor in our family room and oversaw the refinishing of all of the hardwood floors on our first floor.

His quality of craftsmen is exceptional. His prices fair. His professionalism and attention to detail unsurpassed.
Description of Work: Steve and crew have completed two major renovations for us in the last 2 years..a kitchen and a family room.
Steve Sanders and his assistant, Enrique, were professional in every sense of the word. Working with Steve was easy because he listened and provided guidance and recommendations - but followed our wishes with respect to all aspects of construction. He answered questions no matter how elementary and followed up on requests regarding work in progress. Steve is a master carpenter and therefore not professional in many other areas. The subs he uses for siding, gutters, painting, HVAC, electricity, and carpet installation, all were very professional and did excellent work. Steve coordinated all their work including timing, specs and work in progress and review of finished work. Since my wife and I are sticklers for detail and quality work, we inspected work in progress and end of day progress. At no time were we disappointed. A few minor items we noticed were always taken care of the next day - none involved overall quality nor affected schedule or on going activities. All workers who worked on site, cleaned up every day before they went home for the night. On the first day of the job, SGS put down plastic runner over the carpet from the front door to the stairs; on the stairs leading up to the second floor and then across the hall and bedroom to the bedroom closet . It was also run from the garage entry in the kitchen to the hall and back to the front door. This way any dust or dirt work might bring in, was never in touch with the white carpet. The plastic runner conformed to the carpet so it was no hindrance to walking on the carpet. All in all, the finished job looks great from the outside and the inside. Since Steve was a stickler for details and proper construction, we expect over time to be very happy with the addition which will add value to the house. Even the county inspectors never had an issue with the work done and approved all work at every step.
Description of Work: Over the garage of our single family detached house, is storage space that is accessed through a door from our MB closet. The ceiling is very low due to the slope of the roof and it is open to air from the outside from the soffit vents - thus very cold in winter and hot in summer. We wanted to better utilize the space over the garage as actual working space. Therefore, we hired SGS Builders to renovate the space into a dormer, with 8 foot ceiling, electric outlets, lighting, HVAC, windows, shelves. A hole was cut into the roof over the garage; walls put up; existing floor to new dormer reinforced from below (accessed from the garage ceiling); new duct work ran from the HVAC unit in the attic; new electric lines ran to the circuit breaker box in the garage; etc. When done, all was painted and carpet installed. Basically, a new addition to the house.

Steve seemed honest and trustworthy from the start, and his quote was right in line of what we anticipated spending on the project. We ran into some problems with our deck configuration due to boundary issues, but Steve was able to come up with an alternative style that we are very happy with. He was here everyday and built the deck in a few days with one helper. In fact I was very impressed with the speed and efficiency of the whole process, as the old deck was very large and I am sure not easy to take apart and haul away.He also worked with a great siding contractor to remove the old aluminum siding and install the hardi plank. Steve was here often to oversee the project and make sure I was satisfied. We are very happy with Steve and will have him come back to complete additional projects in our house in the future.
Description of Work: I interviewed 3 contractors from Angie's List when we decided to remove our old deck, build a new deck and install hardiplank siding on our 1978 colonial house.

They provided real good service. They were on time. The whole project was completed within a day or two of when it was estimated. The owner was always here early and stayed as long as he could. No work was performed without him being here to make sure it was what we wanted. The quality of work was very good. We had an issue that came up shortly afterwards. It wasn't his fault. Humidity caused some wood to expand. I called him about it and he was here within an hour. He got it fixed completely and didn't charge us anything. He made sure that things were delivered on time and when it was needed. We didn't have to hold on anything.

From concept to completion, Steve Sanders displays the utmost professionalism and pride in his work as a carpenter and builder. Steve's years of experience resulted in a project that was started and completed on time and within budget. His long standing relationships with his trusted subs gives you the added expertise and ideas to help you achieve the best blend of the old with the new. We are very happy our addition, driveway, porch and the comfort the 2nd zone has added to our home.
Description of Work: Designed and built a two story addition that included an over-sized one car garage, large master suite, custom pantry, powder room and updated front porch. Replaced and expanded the driveway. Installed a 2nd heating/cooling zone encompassing all the new and old rooms on the 2nd floor.

They did work $250,000 in which $150,000 was for different windows, second floor, the addition etc. About I spent about $100,000 on the actual house. The work was of high quality. The way he operates is a small company, but he has a number of sub-contractors who he has worked for 20 years. They are necessarily people you find in the phone book, but they have been with him when he wanted them and the materials were delivered on time when he needed it. They were not the cheapest, but for sure they were good. I will use them again in the future.

Everything went very well. When the roof came off, precautions were made to limit any damage from possible rain damage to hardwood floor in the family room. Only one rain occurred and did not cause any damage.
Description of Work: Added a second floor over an existing family room (a one story hyphen to a two story colonial home) and double garage. Required removal of roof, extension of chimney, lowered the garage ceiling to accomodate larger trusts for addition. This required removal and reinstallation of the Overhead garage doors. Installed additional HVAC unit, installed expanded electrical box, added plumbing. Addition function is a studio with sink and large walk in closet. Closet outfitting was under separate contract. Construction also included new roof to entire home. Replaced and relocated sunporch skylights. Remodeled the deck with new decking, railing and steps. Except for the brick front, replaced the aluminum siding on entire home with Hardi-plank matching the addition. Removed and replaced the front concrete stoop. Replaced all windows and front door. The $207,579.50 was amount paid to SGS. Additional amount of $20,940.00 was paid to WATCO for replacing the roof on the existing two story home with EcoStar simulated slate roofing. This separate payment was with the suggestion and concurrance of SGS. The original estimate had hoped to salvage the composit roofing over the former family room and garage, but this was subsequently deemed not practical. Closet outfitting was also by separate contract with Closets by design. Total cost of the addition was approximately $250,000

This was a positive experience from start to finish. Steve Sanders, SGS president as well as the lead carpenter for the remodel, was outstanding to work with. His initial design captured all the goals we had for remodeling, and was attractive, stylish, and in keeping with the size and character of the house (a compact, 3-bedroom, 50-year-old ranch). In fact, several people have volunteered the comment that the new exterior portion looks as if it's always been part of the house, not an addition. This is especially notable since the front addition contains mixed brick which needed to closely match the bricks in the existing house. Steve's scheduling ability is remarkable. At the time we signed the contract, he estimated that the job would require 12-16 weeks. He reached substantial completion at the 12 week milestone and the few small punch list items were completed and final inspection obtained by the end of the 14th week. This despite the fact that we requested additional work during the remodel that increased the overall effort. We found that the subcontractors and vendors Steve used were professional and reliable. He orchestrated the work to be done and delivery of materials so that things were on-hand for installation as the necessary subs were ready to start their tasks. A complicating factor was that we lived in the house throughout the project so Steve had to literally work around us and complete new space for us to move into so work could be done in the remainder of the house. Steve's focus was not limited to getting things done quickly. He has an extremely good eye for detail; ensuring that the finished work was high quality, from the style and color for exterior siding, to placement of cabinet hardware, to the evenness of stain on the hardwood floor. He also was conscientious about keeping the overall property reasonably neat and clean throughout the process. The resulting improvements to our home are both beautiful and highly functional - everything we had hoped for. We have no negative observations whatsoever and would happily refer SGS Builders to anyone, and will hire him again if the need arises.
Description of Work: Extensive home remodeling including new construction (kitchen, master bath, walk-in closet); remodeling (family room, screened porch, front porch); and refurbishing (refinishing hardwood floors, replacing all interior doors; replacing fixtures and installing new tile floor/tub surround in full bath;, installing tile floor and relocating washer, dryer, and utility sink in laundry room; and installing new tile floor in half bath). In total, every room in the house and both the front and rear porches were included in the scope of work.

Response from SGS Builders Inc.
I find it disturbing that Angies List posts reports of members who did not even use the contactor! I met with the gentleman one time, I was on time, was there about an hour, I took measurements, produced a detailed estimate including links to the websites of products to be used and I sent it to him within seven days. So I find the grading curious. Perhaps the gentleman had unrealistic expectations or got us confused with somebody else.

We were completely satisfied with the addition and upgrades. Steve Sanders, President of SGS, coordinated deliveries and his trusted sub-contractors with precision only 15 years of experience could achieve. Materials were delivered just before they were needed keeping storage to a minimum. Timing of specialized skills was excellent with the only dead time being the weather. With a little luck and a lot of good coordination, the roof over the living space was raised, framed and weather proofed before and serious water complications. If you want a quality job, I would recommend SGS Construction without reservation.
Description of Work: Home addition and remodeling. Conceptual design, working drawings, building/trade permits and inspections as required. Demolition existing dry wall ceiling and composite roofing 20 x 12 ft family room and 21 x 22 ft enclosed garage. Construct second story addition with additional HVAC unit, four sky lights for studio and walk in closet. Approx 700 sq ft. Replace 23 windows in the existing two story home, replace vinyl clad aluminum siding on three sides and enclosed sunporch with Hardi-Plank, replace front door stoop and door assembly, extend chimney, repair and replace deck, stairs and railing with Trek, remove and reinstall garage doors. A separate contract with WATCO Construction during construction extended the Eco-Star roofing to the existing two story portion at an additional $20,000.
