Project was in 2 phases, the first phase being the lower portion of the house, basement, lower bath and living room. The second phase was the master bath, hall bath and closets in master bedroom.
The basement had old, 1969 era sheet paneling and suspended ceiling. Previously the furnace and hot water heater were also in the basement. We moved the furnace and hot water heater up a level to the laundry room and they completely gutted the basement, installed an egress window, wet bar storage closet and other closet to hold electronics for television and stereo. They went above and beyond insulating all walls and the ceiling in additional to putting in a new suspended ceiling that was about 8 inches higher than the old one. Room is extremely quiet and comfortable.
Lower bathroom was completely gutted, ceiling raised, new exhaust fans, electrical, plumbing re-routed to better utilize space, added lighting in shower, new shower pan built and new travertine tile and fixtures in stalled. completely updated and modern bathroom.
Living room had wall with brick we wanted covered with drywall. Replaced existing brick fireplace hearth with beautiful granite and from a picture, built a new fireplace mantel. The entire room went from looking like and old dated room to a beautiful living room.
Upstairs we again took two 45 year old bathrooms, completely gutted them, moved a couple of walls and installed new shower, bathtub and fixtures along with marble tile, new lighting, new electrical, replaced all the hardwood floors, built new closets.
The attention to detail was outstanding. Bob even matched the veins running through the tile so they would continue on with the next piece, the corners are mirrored with the next wall coming perpendicular. Just outstanding quality.
I could not give a higher recommendation to contractor. Having a contractor in your house for a long period of time can be trying to be sure but Bob and Jason are not only outstanding craftsman and artists but there are very nice guys too. Never had any concern about them having complete access to my home.
First I have to Say that a 203k Rehab loan project scope can be very big & involved or small & simple, Depending on the work to be done. I believe ours was a fairly large scoped project involving roof replacement and home shell repairs as well as internal mechanical & plumbing upgrades & repairs.
This was a learning experience for both my wife & I, & the contractor. I would recommend choosing a HUD inspector & contractor and getting them involved in project planning as early as possible.
203k's always have 3 parties involved in loan other than the loan provider & Home Buyer.
The loan program requires a 3 way contract between the home Buyer &:

* A HUD certified 203k inspector to inspect & approve the work has been done to code before a draw can be paid out by the loan provider.

* A licensed & bonded Contractor to manage the Rehab project & sub-contractors.
The part of the project managed by Sequoia went perfectly to plan.
All of the delays where on the side of septic inspection & repairs ( I went through no less than 5 local Prince William County septic service Companies) Before we found the one that would follow through with commitments in a timely manor.
These delays caused the project to run 3 months longer than was planned to completion and the final draw.
Bob & Jason were always prompt & professional.
The quality of their work is exceptional & I would recommend them for any project large or small.
