consider hiring MF Concrete, you may wish to profit from my unfortunate experience
with them.
I
interviewed a number of firms that specialize in stamped concrete. MF Concrete
was one of the more expensive but Josh Case presented himself well and described
in detail how the work would be done and his personal involvement in the
project. The cost of the work was approximately $30,000 and involved a replacement
walkway and landings in the front of our house and a replacement pool deck in
the rear of the house.
The demolition
work went well. The new stamped concrete did not. We contracted for a black color,
the shade of asphalt as Josh described it. The color we received was silver
gray, not anything like we ordered. When this was pointed out to Josh on the
day the concrete was poured, he said that the concrete would turn dark. It did
not. Josh with the help of the owner Mario tried other ways to darken the
concrete, all to no avail.
Shortly after
the concrete was dumped by the cement mixer, Josh and Mario disappeared to
their next job leaving their workers on their own. The lack of adequate supervision
while the concrete was leveled and stamped led to wide separations between the
concrete sections, not the knife edge separations we were promised.
Within a
month after the concrete was poured, large cracks began to appear. We now have
seven cracks that each run 6-12 feet through the concrete.
We would
have sued MF Concrete but for the fact that the contract we signed would have required
us to pay for their legal costs. All I can say is shame on me for hiring them
and double shame on me for signing the contract. I will be filing notice with
the Better Business Bureau, not in the hope of collecting any damages, but warn
other home owners of my experience.
MF talks a
good game. But in my opinion, they do not deliver. WATCH OUT!!!!
"We would like to take this opportunity to respond to [remoevd member name] review of our services. It is unfortunate that this review has been posted, as his claims are not supported by the facts or our written agreement. We contracted to do the work with [removed member name] as stated above for the requested areas. We contracted to install a textured finish with a seamless mat utilizing colors he selected. We showed [removed member name] several possible outcomes of his color selections and noted the potential for variation as the process is not completely controllable. We performed site visits with [removed member name] to other projects of ours using the same techniques so he could see the variation between projects. No promises were made or given that a color would darken after it was poured. Our contract states: “When placing and finishing colored, stamped concrete or stone pattern overlays, M&F Concrete will be using natural products to produce natural effects with concrete. There will be variations in texture and color as it occurs in nature. Due to inconsistency in sand, cement, and aggregates, these variations are expected and what makes each project unique and will not be viewed as a defect.“ Concrete colors settle slightly as the concrete cures over a 3 week period but they do not change colors. [removed member name] stated in his review he selected a black color. We do not have black in our color options. He selected colors from a sample board to match the slate shingles on the roof of his home, and since there was no exact match, he selected the closest colors which were Dark Gray and Charcoal. These selections were reflected in our contract with [removed member name]. The project is beautiful and came out extremely clean in color saturation and hue. It matches very well to the colors selected, so we were naturally surprised to learn of his dissatisfaction. We provided [removed member name] a letter from our concrete supplier verifying that the concrete contained the colors required by our contract. We have since used that color combination on a few other projects as well with great success and client satisfaction. Two Vice Presidents of M&F Concrete, Tiago Silva and Josh Case, were on site during the pour and the stamping. [removed member name] claim that Mario was not present is false, since we have no owner or employee by that name. Our site foreman was also at the jobsite for the entire duration of the project. All employees of our company go through extensive training before they are put on a stamped concrete crew and that particular crew has been with M&F Concrete for almost 10 years. Once the project was completed, and the final payment was due, we began receiving complaints demanding the color be darkened or removed. At this point we cannot remove color once it has been added to the cement. We offered, on several occasions, to retreat the surface and darken the project, going so far as to make sample boards, at our cost, for review even though he had seen on-site samples and approved the colors prior to the work being performed. He refused any additional work on the concrete, requesting instead that we bury drain lines for his drainage problems in his back yard. We performed that service in a good faith effort to satisfy which took two men a full day even though it was not a part of our contract. [removed member name] still refused to pay in full even though we had exceeded the terms of our agreement. Only when we requested arbitration did he make payment to us. It is unfortunate and rather sad that [removed member name] has attempted to discredit our company even though we complied with our written contract and provided extra work beyond what was required. We stand by our work 100% and we stand by the work on his house as well."
Josh from M&F Concrete came all the way out to our remote home location and gave me a great quote. He definitely knew what he was talking about and brought up points that other contractors who gave me estimates hadn't even considered. He didn't try to pressure me by upselling into something I didn't want and his price was far better than other quotes I had received. Even better, he was able to squeeze us in to his busy schedule within two weeks!
The final product was beautiful and really made the front of our house look 100% better. I would definitely hire M&F again and will when we are ready to build our backyard patio!
They had one team come in and do the excavation for the slab, using a laser to make sure that the forms were level, laid the stone, rebar and poly plastic. Next day another team came in and did the concrete pour. The slab was finished by hand, every time I thought they were finished they spent another hour or so smoothing it out, then again when I thought they were done they did more finishing.. Marcos' crew were real professionals, and the slab looked really good with a great sheen and color to it, it was level and smooth. They finished the slab by hand. You could see that his team have done this for years and it looked like they had been working together for years. It showed they they were concrete people and not jacks of all trades and masters or none.
The contractor that built my garage commented that the slab was a done really well.
The only problem I had with MF was the scheduling, they were really busy and it was hard to get a date for them to come out and do the work, but once I got a date from Marcos, he was there that day and completed the job when he said. There were no extra's and no surprises. He did the job he said, didn't cut corners, was very professional and charged me the price he said.
So, I would hire him again without a doubt.
