Above and beyond service! We had a major mold issue at our apartment, and our landlord was doing very little to address the issue. We hired Robert to do a mold inspection, and he was incredibly kind, knowledgeable, and supportive throughout the process. The inspection itself was extremely thorough and informative and helped us build a better case. He followed up regularly to make sure we had everything we needed and even offered to talk to our landlord about the extent of the mold issue and the best way to remediate. Despite the unpleasant circumstances, it was a pleasure to work with Robert, and I would recommend him to anyone!

Our inspector, Robert was extremely professional and conducted the most thorough of home inspections I have ever seen. Rather than rush through the process, he explained everything he was going to inspect, why it was important and, if it needed a remedy, what type of company we needed to reach out to. With my experience in the real estate field, many inspectors merely come through with a checklist and click through the list. Robert actually took the time to give each area of inspection a discerning eye. They also specialize in preventative maintenance, so his scope of insight was quite valuable to know what we can do to maintain the elements of the home which were in acceptable condition. The report gave pictures of all items inspected, not just the areas that needed repair attention. Their work backed by a licensed and bonded guarantee. I am so pleased we chose Orange Door Inspections for our new home purchase and will be hiring them to complete an inspection for our current property before we list it to rent.

It's not clearly on roof inspect

"Thank you for the feedback and allowing us to explain. In part the report with pictures stated: Rolled roofing has a life span average of less than 10 years. Check with current owners for any records on roofing maintenance. The roof is showing signs of needing maintenance. Edges can be vulnerable spots. A coating can be applied to extend the life of the roofing material. Roof material appears to be wearing in places. Where the flashing, gutters and roof covering come together, there are gaps. Some areas cannot be seen due to a lot of leaves in the gutters. This may lead to leaks. Recommend having a roofing contractor evaluate and repair."

I thought Mr Johnson went above and beyond because this was not an easy project at all. In the first place, it was hard to get anyone to say they'd travel from Northern Virginia to Fredericksburg and inspect my unfinished pre manufactured home that was up on blocks at the Sales Center. In the second place, he had to do a lot of research beforehand, including trying to get information from the Sales Center staff, who were not cooperative. He also said that he would be able to coordinate with a co-worker who could do a mold and mildew inspection, which would have been absolutely necessary, as the home sat out uncovered the whole Summer with all of this rain. In the end, the inspection didn't happen because I cancelled the sales contract with the Sales Center for reasons of non-performance. But even then, Mr. Johnson was honest and helpful, refunding the unused monies from our contract with him. I have no doubt that, had the inspection proceeded, he would have been thorough and professional. And I bet he would have caught a lot of problems with the pre manufactured home pieces that the sales Center claimed were nonexistent. If we ever have the need for an independent home inspector again, I would definitely higher mr. Johnson. And I would recommend him to anybody who needs a home inspector, whether it's for stand-alone home or something pre-manufactured / modular.

They did an excellent job at inspecting my house by paying attention to detail and informing me all I needed to know about my house. Their home inspection report contained pictures of items that needed attention, what has to be done to fix them and why the had to be fixed which brought me peace of mind as it was obvious that I am in good hands.
