Josh was the seller's agent for my home in Lynchburg. As a result of his efforts, my house in ONE DAY for cash.
I actually found Josh by accident when I responded to an ad on Craig's list. I was looking for a sofa to stage the house and he mentioned he was a realtor so after talking, we agreed to meet that weekend. I had worked as an agent for one of the top realtors in Northern Virginia and learned during our meeting the he employs many of the same strategies that she used so I trusted that he was going to do a good job for me. Boy did he! He positioned the house well and instantly recognized it as a good target for investors.
Prior to listing, Josh helped me to find a reliable, affordable quality landscaper to do some last minute touch ups. After the yard work was complete, he took photos and did an especially good job enhancing them so they stood out among the competition. A day or two before it hit the market, he was on the phones with other realtors, letting them know about my property. The day it hit the market, I got an offer I couldn't refuse: slightly above the assessed price, cash offer, waiving the home inspection on this 60 year old house. SOLD! This wasn't a hot area for home sales (only 6 in the previous year with a lot of inventory) so I think we were both a little surprised at how fast it went.
Throughout the process, Josh was communicative, responsive, always answered my calls, and gave good advice. Being a former agent, I also realize how important it is for the seller to also have realistic expectations and trust the advice of the professionals. I've seen first hand how unrealistic expectations or unwillingness to follow the professionals' advice can lead to a property languishing on the market, lost $, and disappointment for both parties. Josh has his eye on the ball, I trusted his judgement, followed his advice, and we had a great result.
