Tom was very professional. When I got to the house 10 minutes early, he had already completed an external inspection and was ready to discuss the results. He walked me through the entire inspection and talked about his findings as we walked through the house. He also gave me some tips on other improvements I could make to the home (paving driveway, installing privacy fence, etc.) and a good time of year to have them done. Secure Home Inspections also provided a thorough report (with color pictures) within 24 hours of the inspection detailing all of the findings. Tom also performed a radon inspection. We also had a separate question unrelated to the home inspection that came up. I had to leave a message, but he called me back within 15 minutes to discuss the issue with me. I would highly recommend Secure Home Inspections to anyone who needs a home inspection.

He was already on the roof when we got to the property, had had a chat with the current owners before they left, and was full of useful information and opinions. Tom was very informative and helpful. His experience shows in his work and in his presentation. I was particularly pleased by the flexibility Tom provided of starting my Radon test ahead of time on a Saturday so I could get the results the same day as the inspection report. This was critical for my timeline. Tom's report was very thorough, and I will be using it as a checklist this summer for items to repair or contract out.

The inspection went really good. The home is older.. about 70 years old. The electrical box is out-dated. It has the circle fuses. The seller is updating electrical box to a 100-150 amp box. The living room only has one outlet. The other rooms between 2-3 outlets. The seller is adding a extra outlet in each room. Also, where there is water, bathroom, kitchen, there is no special outlet. Could be a electrical shock risk. There is run-off water coming from the street onto one of the sides of the house. Inspector told us his suggestions on how to get the water away from the side of the house as it has a basement window there. The basement is a full, un-finished basement..lots of potential. It even has a bar, which I thought was pretty neat! Insulation in attic needs to be re-done. Only about 4 inches of insulation. Inspector recommends about 15 inches of insulation. Attic opening is very small and hard to access. Needs to be a bigger opening. Bedrooms are kind of small, atleast smaller than the bedrooms we have now at our apartment. Walls of home are wood paneling which I think is really pretty! Absolutely love the kitchen..it's cute! Bathroom is a lot bigger than the one we have now and a lot more space. We actually have cabinet space for our bath & body products along with our towels. The yard is HUGE and fenced in..Needs some landscaping done..maybe cutting down some bushes. The roof is about middle aged. Inspector suggesting replacing roof in about 5-10 years.

The inspector arrived early. He had went ahead and inspected the roof and chimney before my boyfriend and I had arrived. While he was inspecting, he talked to us about the things he saw. He gave us suggestions on what to do to the house if we say go to sell in about 10 years or so. He answered all of our questions.

Description of Work
Tom Mitchell inspected houses thoroughly and professionally by explaining every detail of how and why something within the house was in its current condition, and when needed, how to remedy the problem. He also provided a detailed inspection report afterward that is used toward up-keeping the house.

The inspector arrived at the home before we arrived and had already began looking at the outside areas. He was very thorough in checking out all areas of the house and explained everything to us in detail. He showed us how we're suppose to use the tank for the well water and gave us tips about saving money when filling the propane tanks and other tidbits of information. We were very pleased with his services and above all he was very professional.

It went fine. The inspection was done very quickly and they were very informative. They have a monthly maintenance recall check service that we were automatically signed up for where we receive emails from recall maintenance as to any recalls on our appliances (the inspector wrote down the serial # of the major things such water heaters and other appliances during the inspection). They also send you a monthly newsletter to let you know what and when things should be done around the home.

They were very thorough and very professional and they recommend quality people to remediate some issues they found. They turned the report to us in a few days. The results of the radon test were made available to us in about a week. They were accommodating with scheduling the appointment. We were present for home inspection and they answered any questions we had. We would use them again and would recommend them to others.

Overall an outstanding experience. I arrived two minutes after the appointment time and Tom had already been on the roof inspecting the tiles and chimney, and had inspected the outside of the house. When I showed up he already had taken pictures and gathered other documentation. Throughout the inspection Tom was professional, and patient. He took plenty of time to answer questions and explain the operation of systems, identifying non-critical items that should be addressed soon before they become bigger problems in the future. He took his time, and literally looked at every corner of the house inside and out. I floated a few remodeling ideas past Tom, and he provided general observations on the pros and cons of each, what type of subcontractor was needed, etc. His experience as an inspector and a home builder is evident after a few short minutes of conversation. The house we're purchasing is 45 years old. Obviously it has age related issues. For example, some of the cement pathways and part of the porch needs to be repaired due to the ground settling. Tom explained a couple of different options for addressing the issue. A few days later my brother, who is a commercial general contractor, came to the same conclusions and suggested similar remedies as Tom. Tom also performed a Radon test on the property. The test results were quite high. Tom called me immediately once he got the results, explained what they meant, and how they Radon levels can be controlled. He assured me not to worry too much, he's seen similar Radon levels brought down to safe levels when addresses by a qualified specialist. The home seller is using one of the contractors Tom suggested to fix the Radon levels.

I do not write reviews, but I will this time. Things he did not do: · Did not check all the electrical outlets (I have found four so far with no power and one that needs replacing with what looks to have caught on fire previously. · Did not go on the roof and just said it looks fine, even though there are brackets on the roof which may leak. · Did not test heat or the air conditioning. He said that it was cold and the house and it is working. Yeah I bet it is cold, it is 60 degrees outside and the windows are open. Not only that but the air isn’t even on. Then stated he can only check either the AC or the heat since it is bad for the system. This is false. You can check both, he chose not to. He was obviously unaware of the fact that I used to install and service these exact systems. · Did not test the water pressure tank, which is bad and we have little to no pressure. · Did not mention all of the holes leading outside. · Did not test the humidifier. · Did not test the microwave, called it a “piece of furniture”. · Did not go into the attic. · Did not see a crack in the fireplace mantle or even know there was a fan in the fireplace. · Did not show me which light switches turned on which outlets. . Things he did do: · SOLD MY INFORMATION I am not making this up. I am getting emails and phone calls from other companies that are specially mentioning him as a reference. Unreal. Thomas is a conman. He takes your money and then sells your information. If he is scheduled to come out and inspect your home, cancel and find someone else. Now luckily I am a fairly handy person and wasn't too concerned. However, one of the reasons getting your future home inspected is to go back to the seller and let them know that something isn't working properly and needs fixed or a discount on the house. If you want someone to come and take a picture of your appliances, at least the ones that are not considered “furniture” , and give you a fancy report of serial numbers and then turn around and sell your information then this is your guy. If you want someone to actually inspect your home, do yourself a huge favor and look elsewhere.

I would like to take a moment to address some of your questions as I read your review. As a home inspector we are performing our inspection per ASHI guidelines of which states that we are to test a representative amount of electrical outlets and windows throughout the home. If the roof is too steep the inspector is to view the roofing from the ground. Testing the heat pumps in heat only mode if cold temperatures are present is to prevent damage to the units per guidelines Checking the attic space from the attic access is appropriate if there is no floor space built and the attic is visible from that location of which it was when we both looked into the attic. I would also like to review the comment of selling your information - As stated at the time of inspection we give our customers a Free Recall Check review where we take all of the information (Model & Serial #'s) from the appliances, furnace, A/C units and send that information to RecallChek of which they send you a report stating if there are any recalls and any of these items. With RecallChek comes a Free 90 Day Warranty for the home to include the structure as well as any of the appliances that were working at the time of inspection. We also supply our customers with a Free Home Energy Report that helps you with understanding what the homes energy bills would be as well as what things could be done to help with the energy efficiencies for the home. These companies do receive your information and do call to see if you would like to extend your warranties among other things but your information does not go any further that the companies that have given you your free products. As I had stated early on I am saddened that your expectations were not properly set and exceeded for your home inspection and I would hope that if you have any questions at all about what we do that you would call and talk with us as we are your consultant for life and strive to answer any questions possible for not only you but hundreds of others.
