The patio was well done. The low rating is due to the brick threshold replacement that resulted in water leaking into the basement, which the contractor maintained was not a result of his work, stating it had leaked before. I had a water leak due to old patio doors, which I had replaced; the house had been water tight for months. I hired a structural engineer, who removed part of the threshold and in his report stated that the brick threshold was not slanted the required 15 degrees toward the outside, and that there was no flashing under the threshold. I submitted the report to the contractor's insurance company. They refused payment, saying the contractor stated the leak was already there when he started work. The professional report of the structural engineer was completely ignored by the insurance co. I had to hire another mason to remove the threshold and then flash and properly rebrick the threshold. I would not hire this contractor because he does not stand behind his work.
