He was recommended by our relator and we used him because the person we wanted to use was booked. We realize now we should have waited because although he was nice and seemed thorough' at the time..we know now after living in the house for a few months that was not the case. We asked him at the inspection to please be thorough because the house was at our max budget so there was no room for repairs. The only thing he really said were "major" issues were a few electrical outlets, one window sill, and the water heater, although was not leaking at the time, needed to be replaced eventually because of the rust. The rust was from the well water..at least this is what he said. We moved into the house about a month after we purchased it and the problems start. That non leaking water heater was actually leaking through the subfloor and that rust was a result of this. He missed it from underneath too because the water heater had leaked through the subfloor and it was rotted through with wet insulation. We only found this because we were trying to be proactive in replacing it before it started leaking. We hear a squirrel one morning in our attic and called someone only to find we have extensive electrical damage and gapping holes along roof line that was "old" because it was so extensive and there were areas the previous owners attempted to repair so this was missed. I called him about this and he never called me back. We can see daylight in our walk up attic because the wall is pulling away from the brick chimmey and there is a crack where this joint is supposed to meet.. How did he miss this???? There appeared to be a leak in the roof in the attic which he tested with his fancy device, which must not have been on because now we have a leak from that exact same spot. I hear dripping and go into the attic to find a puddle on the floor. We remove the refrigerator to see that there was an old leak from the water line that was not repaired and where the water was just turned off. The subfloor is damaged here also. These are only the things we found within a month's time. I am so frustrated and I wished we would have used someone else because it would have made us reconsider. Things just keep adding up and everyone who comes to discover the problem keeps asking us how did your home inspector miss this???

After living in the home for only a 5 months, we have discovered all the things this inspector MISSED. We have since replaced subfloors, replaced all of our quest plumbing, purchased a new roof, and the water box from a previously leaking refrigerator. I cannot say how dissappointed and upset we are from all of these misses. We were already at the very top of our budget when buying this home and with the inspection, felt like it was ok to proceed because the home was sound. We were so wrong and the more we live in this home, the more we realize what a money pit it really is. Save your hard earned money and find someone who will do a better inspection.
