Neither myself (the seller) or my realtor was present at the time of the home inspection. I was away for the week on business at the time my home was inspected. The home inspector, Andy Ling, the buyers and their realtor were the only individuals in my home during the week.
I returned home from my business trip to find water draining from the second floor, through my kitchen ceiling and living room ceiling, onto the first floor. The upstairs bathroom was completely flooded. The downstairs toilet was twisted out of the tile and the upstairs toilet was leaking water, but I couldn't tell from where.
After calling a plumber, the plumber wrote on his report that the cause of the leak was due to a plug in the base of the toilet tank being shaken loose. He recorded that all toilet components were in good condition, and concluded that the cause of the leak was (more than likely) due to the toilet tank being shaken.
The water caused damage to the floors, ceilings and walls of my house, totaling several hundred dollars in repairs.
Andy Ling did not take responsibility for causing the leak and was defensive and dismissive of the issue. He did not offer to help cover any of the damages.
Perhaps this situation is a one-off for Mr. Ling, but several plumbing professionals that I talked to said that it's common knowledge to not shake the tank of a toilet. If you are a home buyer looking for an inspector, based on the damage that was caused to my home by his service, I would not recommend that you use Andy Ling.

The stucco inspection was a contingency for the sale of the house, so it was important that I chose an inspector that was familiar with the type of stucco system on the house. I had done some research on the Internet and was a bit concerned about stucco. Mr. Ling holds several licenses and certifications, and since he is a home inspector, gave opinions and insights about other parts of the house. He provided a quick turn-around on his report and it included images too. Fortunately for me, the stucco system was in great shape, but I am glad that I called Mr. Ling. Everything went well.
