As long as you have a good tenant who pays on time and takes great care of the house, they are fine.  However, if you have a tenant that is late in rent, they are apparently rude to the tenant and unresponsive to the homeowner.  I have paperwork that states "as we prepare to do our yearly inspection", I have neither seen a copy of the inspection and when our last tenant moved out, there was no way any inspection took place int eh last several years.  Our home was trashed.  The whole house reeked of animal urine which was still wet to the touch even though the tenants had sneaked out of the house without paying rent over one month prior (we were waiting for the court date to go into the house).  When we tried to use the security deposit to replace the carpets or the linoleum that had been scratched up by an animal in the laundry room, we were told that the carpeting was old and needed to be replaced anyway, so we couldn't use the deposit funds for that.  Actually, the age of the house was brought up to justify almost every expense (air filters never changed and clumps of dust/dirt falling off it requiring the system be cleaned as to not cause a fire) so that they could apply the deposit to the back rent so that they would get their commission.  We were then told that we could take the tenants back to court (yes, we got a judgement for unpaid rent) to claim damages (we would have to hire our own lawyers).  Save yourself the trouble and don't use them.
