Buyer retained Steve Messerschmidt of Homepro (aka Homebase?) for an inspection and the majority of issues turned up were legitimate.  One HVAC issue (low combustion air) was not and the HVAC contractor had to be paid just to come in and say it was fine.  GFCI issues also required an electrician to be paid to come in and say that the outlets met the buliding code as installed.  It was a significant waste of time and money.

Steve performed my home inspection. First and foremost, I appreciated the flexibility (Sunday was the only day I could meet) and punctuality (was right on time). He walked me through every single area of the condo (even outside the condo) and covered every major area, including, structure, HVAC, electric, plumbing, etc. He showed me exactly what he was doing and why he was doing it. He was very professional and knowledgeable. The report itself was fairly basic due to the fact the condo was small and didn't have any major issues. I did like how a complete binder was provided outlining every single problem that could turn up in the home inspection and what could be done to correct the problem. Similar to another report though, I would say it could be a little difficult to follow for the average person. There are too many symbols that need to be referenced with boxes highlighted, checked, etc. It can be a little confusing.

They gave us great insight on items that were going to need serviced or replaced within a year or two. There was also an electrical issue that they told us had to be taken care of immediately. I thought that they were very thorough in their inspection and I would recommend having this service done.

We were pleased at the time of the inspection, however, after living in the house for a few months and having had home inspections with others, we realize we didn't get that much info. Report is a series of checked boxes with very little text. Other inspectors have given us written reports that provide much more detail. The thick binder is full of pre-written general info. We are lacking lots of details that would be helpful now.
