The Blade Runners representative, Karen Baer, came to the house to estimate trimming for holly trees in back and Japanese Maple in front, mulch replacement, and a replacement of a small stone patio in back. She was very thorough and pleasant. The work was well done. We are especially pleased with the new stone patio. Thank you.

Great, they provide a quick image of the area, and told us what would happen and when. They did just what they said and even came back last week to make an adjustment to the stone drainage work to make it work better at no cost. Very happy with the plants and the work,

Blade Runners' staff (Elvis and Caliks) worked yesterday very hard and very efficiently in incredible heat . Because of our travels and problematic backs, our front and back yards have been terribly neglected: weeds got out of control, mulch was badly needed and in general, it was not pretty! During the past 4 years we worked with 6 separate yard maintenance providers but Blake Runners staff is head and shoulders above them all. Karen, the supervisor, is very knowledgeable and pleasant to deal with; Elvis and Caliks are very professional, competent and should be proud of the quality of their work. Both were very responsive and willing to listen, and, together they were a terrific team. It was a pleasure to observe how they went about their job. Overall it was an A plus experience and I strongly recommend them to others.

BladeRunners did a great job of removing snow from my townhome community in Alexandria during the blizzard of 2016. As much as I wanted to stay inside, I had to get back to work. Since I was at home, I was able to see the trucks move through the streets at least once or twice a day. I know they had other customers and the crews were most likely exhausted.
BladeRunners communicated by email to let us know what the next steps were. It was an awful lot of snow, so my expectations were that they would be methodical in the removal. I shoveled my car out myself and truly understood what it took to get rid of a large amount of snow.
I heard from friends that their snow removal was slow and in some cases non-existent, but Blade Runners came through for our community.

I'm thinking of firing them. They do okay, nothing exceptional. They're a little pricey. Right now, I'm really mad because they did not show up to do the snow removal which they were supposed to do for the cluster. I was stuck for over a week by a big pile of snow behind my car. Finally I went out and did it myself. I was really angry. For lawn cutting service, I pay for as part of a cluster deal. It's about $250 a year. I'll keep them for that, just because they come and do the whole place. That's fine with me. For lawn care, mulching and that kind of stuff I probably pay them $300 once a year and another $150 at the end of the summer. They are polite and nice to me. It's possible to schedule them. They make it fairly easy. I've never had any complaints on that front.

Snow Review for recent storm, I needed to post another review for this company, for the recent 24-30" of snow. we use them at our HOA and they are the company where I have a rental property. In comparison, I do not think the recent reviews are fair. This snow was out of control, I saw them visit the property many time... and was receiving email alerts / updates.
I just had to say in comparison to the other property I live by and have rentals in, there service was comparable and was happy with what they did and the leave of communication and replies to emails when we had questions.

Starting to feel a little buyer's remorse.
Our HOA recently signed a contract for both snow removal and lawn maintenance with Blade Runners. They came out on Friday, 22 Jan and made one pass at clearing the snow. We have not seen them since (today is Monday, 25 Jan). Our HOA's Property Manager continues to reach out to them for an update on when they will clear the snow in our community and her calls and e-mails have mostly been unanswered. They did respond to a message on Sunday, 24 Jan and stated they would be out that evening to clear our streets but they never showed up. Needless to say, their lack of responsiveness to our community's contracted need is not leaving a good first impression on our residents, board members, and HOA Property Manager (who also uses this same company at other properties).

This is the third time that my family has used this company's services; and they have never disappointed us. The mowing service is done along with our community and their crews do a great job! Sometimes, we have to wait a few more days to get serviced due to weather but it's understandable. This year we bought mulching and clean-up service for our front yard and they did a fantastic job! Also, we received our estimate for shrub trimming in only a couple of days. Overall, we are really happy with the services this company has provided us with. I would totally recommend them to everyone!

I have had some units at this assoc. since 2009... recently the board switched the landscape maintenance and mulching company to Blade Runners. I can already see the difference. While I own these units and rent them out, I drive by the community a lot on my way to and from work. I can see the change. The area outside one building was always bare and nasty and muddy and would have to avoid mud when walking around to show the unit to renters. Now it is grass... so much nicer. There are flowers in different areas and they look nice. Everything is trimmed and uniform and has mulch. So nice to see...
I did see the budget and think it seems high hence the B but you get what you pay for and I have no idea when it comes to that kind of work
I can tell the difference in the snow work as well, feel bad for those guys this past season but they are on it. The community looks so much better and the renters told me they never had problems with the snow.
I wish my HOA had Blade Runners and have already recommended them to my HOA and will go to the meeting to ensure we get them here as well.
Thanks for the hard work and making the property nicer, so much easier to rent units when its nice outside... even one of the current tenants told me. "its so pretty here"
**I needed to update, I had some interaction today with the account manager for a problem on the property... He had the mowing team address it right on the spot and was nice and professional. Well worth it

I don't write these kinds of reviews lightly, whether good or bad. But I have been an Angies List member for years, and use it for just about every service I consider, so when things go particularly bad - or particularly well - I feel others should be aware.
For several years Blade Runners has been under contract with my homeowners association to cut grass, mulch, and conduct other basic landscaping work on the public areas in my development. Recently the contract was expanded by our board to include cutting the front grass on the private property of the homeowners, and our dues were increased accordingly - even for those of us who did not want the service. We were informed we could opt out of the service (although we were still required to pay!) These are all townhouses, so the areas under consideration are quite small. Because the service is now included in our dues, I have not included a cost above.
For various reasons I chose to opt out of the Blade Runners service. I notified my management company three times. My management company claims that all three times they've notified Blade Runners - in fact, I've seen at least one email verifying that. But regardless of my repeated requests to have the landscaping crews stay off my property, they have failed to do so. Their carelessness has damaged plants and dislodged stones from my retaining walls. In one case they even shredded a climbing flowering plant growing through a stone wall because they thought it was a weed. I contacted Blade Runners directly, and was assured they would keep their crews off my property. Although the owner did not apologize, they did offer to repair any damage. Following this conversation, they again cut my grass over my objections, and again dislodged stones from my walls. I have been told by other homeowners in my development who have tried to opt out of this service that they are having similar problems.
Blade Runners is clearly incapable of managing their crews, and their crews are clearly unable to follow directions. I have finally resorted to a Cease and Desist letter to keep them off my property, and will follow with legal action if necessary. This company is out of control.

Response from Blade Runners Inc
"Blade Runners would like to write a response to this concern. Blade Runners has maintenance agreements with Home Owner and Condominium associations. We are hired by a board of directors who generally live in the community , and in many cases, the advice of local property managers. The board decides on the type and level of service we provide. In these instances one client can turn into hundreds, as residents who pay dues have their own expectations. In some cases the expectations of residents do not match with what the contractor has been instructed to do by the association. This resident is correct. The board elected to add the front yard service. We did not receive the clients initial request to reject the service. However, we did receive the request and on one occasion we serviced the property incorrectly. We were not able to see any damage, and the resident was not interested in a meeting for us to review and replace. This association has been a client for close to ten years. In 2014 they renewed our contract for a five year period. The property has close to 100 units. We have software that lists any residents who do not want service. A special sheet is printed at each mowing so the crew knows what, and what not, to do. We have structured PowerPoint training materials and spend classroom time teaching our staff the correct procedure. In this case the crew member simply made a mistake. With that said, this is no excuse. Blade Runners is responsible to execute correctly the first time. We can appreciate the clients frustration that her requests were not followed. We will Endeavour to reach this goal in the future."

The HOA was unhappy with our previous landscaper. We had to call them and tell them to come and do the work. They always had an excuse, and said they would be out there tomorrow. We decided it was time to switch to another company. We interviewed about three landscapers and decided to go with Blade Runners. The HOA has never been so happy. We are glad we changed landscapers.
Response from Blade Runners Inc
"We appreciate these wonderful comments. The landscape industry is maturing with large national competitors entering the market with lower prices, watered down services, poor quality, and non existent communication. It is not unlike Home Depot squeezing out the hardware store. There are many clients that still recognize and desire high quality, courteous treatment, and responsive service. This client has experienced both ends of the spectrum."

"The Derecho was really an amazing event. The entire area was without power, phone or internet for days. We used a generator to access client information on the computer. Then it was out the old fashioned way, knocking on our clients doors and offering assistance with the hazardous trees. I don't think our staff slept for a week!"

Response from Blade Runners Inc
"We are sorry to hear that this person is not happy. Our contact and scheduling software is very powerful. It stores a great deal of information to include jobs ordered, dates of completion, materials used, and gps start and stop information. Unfortunately, we are not able to find any evidence of work, or an order, for this customer. With that said, we are concerned and would welcome the opportunity to meet this client and resolve whatever issue there might be."

The lawncare and landscaping for our HOA has been provided by Blade Runners, Inc of Fairfax for several years. But recently I learned about " a la carte" services they offer to the residents of the HOA's they service. You can go directly to their website, order the services you would like, schedule the work and pay for the service online. It was so easy, but more importantly the work was first class. Our community looks great and now so does my yard. Great Job!! N. Reynolds Homeowner

Blade Runners is contracted by our homeowners association. They do a pretty good job of cutting the grass, but they seem unable to recognize when we plant new trees. The trees are small so I put a border of sticks to mark the trees. Blade Runners either runs over these with their lawn mowers, or they squeeze their weed trimmers between the sticks to cut down the trees. I tried to complain to the workers. Most of them don't speak any English. I was able to point and use gestures at one point, but the worker suggested the tree was cut down on another day, so it wasn't their fault. Our homeowners association e-mailed Eric, but he did not respond to my knowledge.
Response from Blade Runners Inc
"We are sorry that this resident is unhappy with our Service. Blade Runners provides landscape services to over 300 home owners associations in Northern Virginia. This person lives in the community we maintain. In this particular instance the plant was not properly planted and did not have a mulch boarder. This is a standard horticultural practice that protects the plant and also allows for water retention. Our agreement with the association calls for all plantings to have a mulch boarder around them. We completely appreciate the frustration and would like to solve the problem. This resident should have contacted our office rather than talking with the crew on site. We would have replaced the plant and created the correct boarder at no charge."

Excellent experience all the way around! All services were professionally rendered and on a timely, consistent basis; fee for services was quite reasonable and fair. On the few occasions when the client had an issue, the matter was resolved immediately.
Response from Blade Runners Inc
"A big thank you to this property manager for his/her comments. Property managers play a big role in the success of a home owners association. Our goal is to make the landscape part of their job free of head aches. At Blade Runners we make an effort to complete the work on time and communicate the results to our clients. We send email completion receipts to our clients that match the specifications in our contract."

Awful! On more than one occasion this company has had the audacity to come on to my personal property and mow up flowers without permission. This most recent occasion was the worst. I had a beautiful morning glory flowering all the way up my lightpole. At the base, there is stone edging surrounding this. The company was supposed to just be edging the grass. Instead they took their machine and hacked halfway up the lightpole removing all leaves and flowers off my beautful vine. they left the top to die on its own, now that all connecting vines were cut from it. When I addressed it with the worker, he spoke no English at all- probably an illegal- and pointed to the member of his crew that cut it down. I called up the owner to explain the situation and he tried to claim it might have been confusing if there was not mulch around the base. Even though the flower vine they cut was at the height of my face, not at the base! About halfway through explaining- he "pretended" he couldnt hear me and "lost" cell phone reception and hung up on me. When I called back repeatedly he would not answer. I left a message, and he has not returned my call. I plan on reporting them to the Better Business Bureau and working with my HOA to ensure they are no longer hired. Its also worth mentioning that we pay hefty cluster dues to have their co. remove snow. This winter they didnt have proper equipment to handle snow and my cluster wound up paying additional money out of pocket to hire a decent company that could handle plowing snow. They are a landscaping service- they arent capable of handling snow removal.
Response from Blade Runners Inc
"We tried in earnest to work on this client complaint. We spent a good deal of time in research of the events, dates of service, crew activity. We were ultimately unable to connect our findings with the assertions of this client. The subject property is in Reston in a wooded community. We believe the plant damage to be the cause of deer grazing on the plants. The morning glory grows around a light post. The damage is three feet off the ground, with the base roots in perfect condition. This would mean the operator would have to raise the weed eater to that level to cause the damage. In addition there is evidence of other plant damage from deer in the surrounding area. We attempted to communicate this to the client. The client also mentions that the Homeowners Association hired a third party company to complete snow removal that we failed to do. This is not a true statement, and can be easily confirmed with the Home Owners Association board. As you can imagine, damage can take place when providing landscape work on a large property. Blade Runners has a specific procedure for investigating and compensating for damage. We are sensitive to the needs of the residents, understand the inconvenience, and lean on the client’s side whenever possible. However, there are instances where the client is incorrect, and we believe this to be one of them."

Although budgets are strained our Home Owners Association still understands the need and benefit in maintaining the grounds surrounding our condominium development. After a mediocre grounds maintenance and a disastrous snow removal performance last year from our previous landscape contractor we hired Blade Runners, Inc. They provided a comprehensive landscape plan including snow removal and to date has provided outstanding service at a fair price. They are responsive, professional and provide a high quality product and service. We will extend their contract without reservation.

"It is great to see one of our happy clients make a post on Angies list. At Blade Runners we try hard to report and be proactive. Many associations wrestle with long term projects, and establishing a budget. Our Community enhancement portrait is simple and allows our clients to plan for the future. We like to communicate with our clients so they know what to expect. During snow storm we send emails ahead of an event describing our proposed course of service action."

Cleaned out all of the leaves, weeds, trimmed bushes, edged all of our garden beds and also put down mulch. I was really impressed with their service! They were the best workers I have had out in along time. They were literally on their hands and knees working from 7am until dark, very impressive. I was home while they were there so I did observe all of this myself, they really impressed.
Response from Blade Runners Inc
"We are very pleased that this client was satisfied with the work completed. Blade Runners is very lucky to have many long term committed employees. Some of our employees have been with us for over 15 years. We have training classes for all of our services so we can bring a consistent level of service to our clients."
