Dennis arrive on time and was completely professional throughout the process. When I spoke to him on the phone prior to the inspection, he said it would take 2.5 - 3 hours and that was accurate. Our report came with written detail of "Condition" and the "Task" for interior, electrical, plumbing, and exterior. This report also included pictures of each "condition" which made it simple for my husband and I to grasp the scope of each project. With such a comprehensive report we were able to contact service providers from Angies List and get quotes. Many time we were able to send a copy of the home report and discuss this issues over the phone before a 'service' call to my home was needed. When a service provider came to my home, we used the report to insure accuracy of what was needed to be accomplished.
We are getting ready to put our home on the market for sale and this report was money well spent. We were able to fix items and feel completely satisfied that our home is great condition for resale. Dennis Pelczynski of Beltway Home Inspections was very respectful of our home and we would (if ever needed) hire him again.
Once inside Dennis again overly thorough in his inspection. He took very detailed notes and a plethora of photographs for references. He was extremely easy to talk to and he was able to answer all of our questions without any issues.
His report was very detailed and had comments on what needed to be addressed. He also provided a lot of maintenance guides for general upkeep and other suggested maintenance.
Although he did not have time to review every issue before leaving (due to the late hour) the report I received was VERY thorough. I followed up with him on a couple of items in the report and he responded timely with helpful info about the issues and recommendations for repair. He is very knowledgeable and I have been very pleased with the attention to detail given to the inspection. I would not hesitate to recommend or call back myself.

This is my first home and I've been in it for 14 years. Wear is starting to show and there are things I need to do before they become difficult and expensive repairs.
Well worth the expense.
Description of Work: Climbed on high roof to inspect; went in tight spaces in the very long and large attic; climbed into crawl spaces of the house basement to search for problems; tested all electrical outlets and panels; Checked plumbing; scrutinized grading and drainage outside and in crawl spaces.
Member Comments: Came for the inspection well ahead of time to survey the areas around the home; very courteous and extremely professional; able to answer any questions posed; will recommend Dennis to everyone I can. His inspection gave us a valuable document that revealed major problems with the home to the seller.
Dennis was punctual, patient, and professional.
All findings were explained clearly and features of the home were described, along with recommend maintenance activities. As an example of his thoroughness, Dennis located an air filter that the current owner himself clearly (based on its condition) didn't know existed.
The final report was delivered within 24 hours; thorough and included annotated pictures and discussion of all findings and recommendations.
It's great to see that true professionals, start to finish, are out there.
I would highly recommend Beltway Inspections. If I buy another home in this area, I would absolutely use their services again.
I arrived at the home to be inspected about 5 minutes early and Dennis was already there and had done an initial walk-around the exterior. It just happened to be the hottest day we have had this summer thus far and just being outside for a few minutes was miserable (for me, at least). But Dennis didn't appear to be taking any shortcuts. He took the time to re-walk around the exterior with me and pointed out several issues he had found already. Then he completed his exterior inspection including climbing up on a lower level roof to take a closer look at one problem area.
Inside, Dennis systematically went room-by-room from bottom-to-top. I asked a lot of questions and he patiently answered them. He would periodically note something to me that wasn't nececesarily an issue but more of a "good to know" about the house.
This house had a 2 zone HVAC system and Dennis crawled up through the access panel in to the attic for the upper level zone. It was very hot up there - at least 120 degrees. He spent a good 10-15 minutes in that environment checking the unit (coordinating with me to turn on the a/c and the heat(!) when necessary).
All told he spent nearly 4 hours on the inspection which was well worth the price. I received a very long .pdf report the next day as well as a summary report with the largest items. The seller read the report and commented that she wished she had used Dennis when she bought her new house!
I would recommend Dennis and I would use him again for another purchase.
