Beltway Home Inspections was able to do a home inspection for us next day. They were extremely thorough and took the time to answer all of our questions. They documented the problems they found clearly and in a format that was easy to share. We were very impressed with their knowledge and their work product and would recommend them to others.

This is the second time we hired Dennis to complete a home inspection. We were more than pleased with his thorough work when he inspected our condo years ago, and we were more than pleased with his performance of our recent home inspection. Dennis arrive on time and was completely professional throughout the process.  When I spoke to him on the phone prior to the inspection, he said it would take 2.5 - 3 hours and that was accurate.  Our report came with written detail of "Condition" and the "Task" for interior, electrical, plumbing, and exterior.  This report also included pictures of each "condition" which made it simple for my husband and I to grasp the scope of each project.  With such a comprehensive report we were able to contact service providers from Angies List and get quotes.  Many time we were able to send a copy of the home report and discuss this issues over the phone before a 'service' call to my home was needed.  When a service provider came to my home, we used the report to insure accuracy of what was needed to be accomplished. 

We are getting ready to put our home on the market for sale and this report was money well spent.  We were able to fix items and feel completely satisfied that our home is great condition for resale.  Dennis Pelczynski of Beltway Home Inspections was very respectful of our home and we would (if ever needed) hire him again.

Scheduling the inspection time with Dennis was easy, he was adaptive to our schedule and in turn we were able to adapt to his request to adjust once again. Dennis arrived ahead of schedule and was ready to start upon my wife's arrival to the house. He started on the outside of the house and was very meticulous in his inspection on the outside of the house. He had a telescoping pole with a camera which allowed him to see areas which would normally be too difficult to access.
Once inside Dennis again overly thorough in his inspection. He took very detailed notes and a plethora of photographs for references. He was extremely easy to talk to and he was able to answer all of our questions without any issues.
His report was very detailed and had comments on what needed to be addressed. He also provided a lot of maintenance guides for general upkeep and other suggested maintenance.

I scheduled the inspection on short notice and at a late afternoon/evening start time. Dennis arrived when promised and worked non-stop to thoroughly review all systems in the home. Due to the structure of the house, he was not able to get on top of the roof, but used telescoping camera equipment to evaluate the roof features. Thanks to his detail, he identified the need for repairs and I was successful in getting credit from the seller to replace the roof. 
Although he did not have time to review every issue before leaving (due to the late hour) the report I received was VERY thorough. I followed up with him on a couple of items in the report and he responded timely with helpful info about the issues and recommendations for repair. He is very knowledgeable and I have been very pleased with the attention to detail given to the inspection. I would not hesitate to recommend or call back myself.

Beltway Home Inspections was recommended by our Remax Realtor, Dusti...n Milan. Dennis performed a thorough and professional inspection on the home we intended to purchase here in Virginia. He is very knowledgeable and does a great job. Not only was he able to reveal any immediate concerns, he also told us what repairs/replacements would be necessary in two, five, and ten years. The detailed report was easy to understand. Without Dennis, we would not have known what to expect. Forewarned is forearmed in our case. Buying a home can be expensive, and often there are unexpected expenses that make you wonder what is really necessary. However, a Beltway Home Inspection is money well spent and will save you dollars and stress in the end. We were present for the inspection of the home we sold in Indiana and had the opportunity to compare that inspector/inspection to Dennis/Beltway. The difference was like night and day. The home inspection went great!  We were extremely impressed with the service provided.  Dennis arrived on time and was very thorough and professional.  He answered all of our questions, and explained things along the way, including providing us with important tips on maintaining our heating and A/C unit, appliances, and more.  He provided us with a very detailed report the following day.  I would not hesitate to use this company again, and I would recommend them to anyone in need of a thorough and honest home inspection.

Description of Work:  Climbed on high roof to inspect; went in tight spaces in the very long and large attic; climbed into crawl spaces of the house basement to search for problems; tested all electrical outlets and panels; Checked plumbing; scrutinized grading and drainage outside and in crawl spaces.

Member Comments:  Came for the inspection well ahead of time to survey the areas around the home; very courteous and extremely professional; able to answer any questions posed; will recommend Dennis to everyone I can.  His inspection gave us a valuable document that revealed major problems with the home to the seller.

The service went very well. He opened up and inspected everything, then identified some minor issues that I was not aware of.

Did a good job for us on the initial run through.  More important, he was quite responsive in terms of coming back when an issue was discovered after the fact.

Dennis was our home inspector. He was very thorough and very professional. He was willing to answer any questions we had along the way. He did not appear impatient at any time. The inspection lasted several hours, around 4 hours I believe. The only recommendation I would have is that he seemed to need a little prodding at the beginning to share what he was doing. But as soon as I started asking questions and showed an interest he willingly guided me through the process.

The appointment time and details of what the inspection would/would-not cover were all explained up front via email.
Dennis was punctual, patient, and professional.
All findings were explained clearly and features of the home were described, along with recommend maintenance activities. As an example of his thoroughness, Dennis located an air filter that the current owner himself clearly (based on its condition) didn't know existed.
The final report was delivered within 24 hours; thorough and included annotated pictures and discussion of all findings and recommendations.
It's great to see that true professionals, start to finish, are out there.

Dennis did a fantastic job.  He arrived right on time for the first inspection and was even early for the second one.  In both cases, Dennis was very professional and thorough.  He spent almost two hours at the first location and about an hour and a half at the second.  He takes a lot of pictures which is great for documenting any issues he identifies.  His reports are very detailed and well organized.  I highly recommend him and my real estate agent was impressed as well.

I chose Beltway Inspections, really "site unseen" (as far as reviews). I retrieved the company information from a VA Homebuyers workshop, but Dennis was not able to make it, so I simply based it off the pamphlet and information in the presentation slides. I emailed and was given an appointment within the next 24-48 hours (I can't recall exact time).  Dennis arrived on time, he was very professional and thorough in the process.  He pointed out several things, even the simplest thing as far as the wrong screws were used in my electric box, where although not a high concern, it is something to consider. Everything he sited, I made sure to reference in my request of the seller and I was accommodated for them.  In that this was my first home, I wanted to make sure I had a reliable dependable and most of all thorough review of the place. The inspection performed by Dennis of Beltway Inspections has made my new home purchase that much better and has eased my concerns surrounding the future of this dwelling place.

I called Beltway Home Inspections after finding numerour positive reviews on Yelp and Angie's List. I also contacted a competitor who turned out to be significantly more expensive. I chose to make an appointment with Beltway and Dennis offered me several options for the inspection date and time.
I arrived at the home to be inspected about 5 minutes early and Dennis was already there and had done an initial walk-around the exterior. It just happened to be the hottest day we have had this summer thus far and just being outside for a few minutes was miserable (for me, at least). But Dennis didn't appear to be taking any shortcuts. He took the time to re-walk around the exterior with me and pointed out several issues he had found already. Then he completed his exterior inspection including climbing up on a lower level roof to take a closer look at one problem area.
Inside, Dennis systematically went room-by-room from bottom-to-top. I asked a lot of questions and he patiently answered them. He would periodically note something to me that wasn't nececesarily an issue but more of a "good to know" about the house.
This house had a 2 zone HVAC system and Dennis crawled up through the access panel in to the attic for the upper level zone. It was very hot up there - at least 120 degrees. He spent a good 10-15 minutes in that environment checking the unit (coordinating with me to turn on the a/c and the heat(!) when necessary).
All told he spent nearly 4 hours on the inspection which was well worth the price. I received a very long .pdf report the next day as well as a summary report with the largest items. The seller read the report and commented that she wished she had used Dennis when she bought her new house!
I would recommend Dennis and I would use him again for another purchase.

One of the best home inspectors that I have used.  Was professional, and went the extra mile to explain why he was checking certain areas of the home.  He provided many pictures and found issues that I'm not sure other home inspectors would have found.  He provided both a summary and detailed report, that was helpful, when I had to work with the homeowner to address the discrepancies.  Highly recommended, I would definitely use him again.

Dennis was friendly and appeared well-qualified.  He was able to conduct the inspection on short notice.   He appeared to do a thorough job.  I would recommend him to anyone.  The only shortcoming from my point of view was that he was unable to inspect landscaping and lawn sprinkler systems, but he made that clear from the outset.
