We cannot say enough great things about Kristin Burns! We contacted her several months prior to being prepared to place the house on the market. She was so accommodating and helpful. We wanted to know what we needed to do in order to prepare our 30 year old home in Montclair for a quick sale in the existing market. Kristin came to the appointment well prepared with market analysis of the area and listing scenarios even though she knew that the listing would not be in the immediate future. Since we were looking at some extensive remodeling, she recommended Sharon Potter at Red Chair Designs to assist in the design in order to present in current market. The combination of these 2 ladies' expertise resulted in selling our home in less than one week once officially listed for sale and for more than listing price! Once the contract was in place, Kristin ensured that all the inspections and needed adjustments to the property were completed in order for closing to proceed on time. Kristin helped me through each stage for all four transactions, introducing me to an excellent mortgage agent (Justin Exner from Fairway Mortgage) and a team of other professionals who made the process easier and less costly. Kristin and Justin even negotiated a way to keep the sale of my home from falling apart when the buyer's appraisal came in way too low. They probably kept me from losing at least $15k in that sale. Kristin also helped me buy my current townhouse for at least $10k below market value. You will not find a harder working, more honest agent. Kristin also found me tenants for both rental properties.

It couldn't of gone better. When we first met her she did a fantastic job of explaining the entire process in a simple overview. She provided us with reading materials that we could reference at any time. She was very accommodating to our work schedule in regard to looking at houses in person. Once we began the closing process she was wonderful. She explained all contracts and made the many small confusing steps of buying a home very simple. We were extremely pleased with all the help and professionalism we received from Kristin.  We started working with Kristin last August when we had decided to put the townhouse on the market.  We had started doing a lot of work to remodel the house and asked Kristin to come and give us an idea as to what we could expect from the sale.  She was very honest with us and let us know that in order to get top dollar we still had a lot of work to do.

Once we completed the work we put it on the market.  We had 2 offers in less than 5 days.  Kristin worked tirelessly to work with the buyer's agent and the buyer even though they were being extremely picky (the only things from the inspection were the sink drain rod missing and recaulking a bath surround). 

Kristin was a great help and very patient with us as we asked questions to better understand the process.  She also has a great team of people that she has available to clean and then stage the house.  We probably would not have staged the house but Kristin convinced us to do it and the results speak for themselves with a quick sale.

First, Kristin did a complete market analysis, comparing houses in Manassas similar to mine that had sold recently and arrived at a reasonable asking price.  When a potential buyer asked for a contract that involved a contingency on the sale of their house, Kristin was creative and suggested that I make my own contingency that protected me.  Then, after I had moved across country before my house sold, she coordinated all the arrangements for repairs to the house which had come to light after the inspection.  I only had to pay for them, which was easy to do even from California.  I could not have moved into my new house without this service I knew she would provide for me and am very grateful to Kristin for the attention she gave.  All during the time from my first contact with Kristin to the settlement date, she was always ready to answer my many questions and concerns.  I can whole hearty recommend Kristin without any reservations!

I first met Kristin when she sold my parent's home in the spring of 2008. In the midst of a down housing market, she sold my parents home in 13 days which was extremely impressive especially since the house across the street had been on the market for several months. Kristin recommended a handyman to make minor repairs and suggested a stager - I believe that both of these things contributed to the quick sell of their home. Kristin's expertise and guidance was invaluable in that process.
Later that year, when I was ready to purchase my first home, Kristin was my buyers agent. As a first time buyer and recent college graduate with a small budget, Kristin was extremely patient. When we finally found it, Kristin made sure I was the first to see it and helped me submit an offer that day which was accepted. 
My relationship with Kristin did not end when I closed on my home. I have checked in with her several times over the years to get her recommendations for home service providers and also got her advice when I re-financed a few years ago. Kristin has always been responsive whenever I reached out which I so appreciate.

She was fantastic. She has her own list of subcontractors that she uses when she gets to the house. I tried a couple of times to use some of mine and they were always not as good as hers. I would say that you should go with what she says. Trust her instinct. She may be quite but she cares. If somebody does something that she doesn't like, she gets them back until it's done to her satisfaction. She's awesome. She would have you in the best hands possible. It was sold within three days. She's very thorough and she listens to what I have in mind. If I have other ideas, she'll listen to that. She's just professional in every sense of the word.

I had scrutinized the list of real estate agents on Angie's List very carefully. I'd lived in my home for 45 years and never sold a home before. I wanted someone who really knew the area I lived in and that I could trust to help me through this whole process. Her presentation package was thorough and the video she provided explained the selling process and established a firm foundation for what I could expect from her and the market. As part of the interview she took me around to go through a number of homes in the area which she viewed as my competition. Kristin explained how the physical surroundings and time of year as well as the interior and exterior of a house influenced the price.

I knew I wanted good professional pictures to showcase my home and her photographer, which she paid for, was first rate. I had already worked with a designer to stage my house but Kristin was able to work it so I got the $500 bonus she provides for that service. 
 I was going out of state a number of times and I really appreciated being able to electronically sign the many documents involved with what turned out to be 3 different contracts. There were 3 different home inspectors. One inspection for each contract. Kristin had mentioned that they could come up with very different list of things to be changed. I couldn't imagine how different they could be but she was right the money as usual.

Her name is Kristin Burns.  She is a realtor.  She is absolutely fantastic.  We just received our annual purchase letter from her.  We were buying a house for the first time.  We had tried several other people, and all they did was make us feel kind of like a number.  We would call them and they would ignore us.  They would only get back to us whenever they felt it was convenient for them.  They would speak to us in technical terms, and it felt like they were speaking down to us.  We found Kristin through my mortgage broker.  When we finally met her it felt like the people in her network and everything that she did from just initially meeting us to staying in contact with us to helping us find a house, she was absolutely fantastic.  I have already recommended her to several of my friends who are first-time home buyers as well.  We had spoken to two other realtors before we spoke to her.  She is what every realtor should be.  She was very busy, but she was also very good about warning us about that in the first place.  She would usually call back within the hour whenever we would call her.  She wasn't always available instantaneously, but she was very good about it.  She would tell us that she would be with the client and that she would call us back.  She was always early.  I'm in the military and we are looking to move in two years.  She is already talking to us about people that she knows in other places that we may be going to.  She introduced us to several people, but not all of them helped us with the purchase of our home.  However, the people who did were absolutely fantastic.
