I called Steve Caldwell because I've worked with him before, have known him for 10+ years, know that he is an exceptional Realtor, has a high moral standard, and that he sells lots of real estate in and around Roanoke, VA. Steve Caldwell came to our house to determine what work we should have done at our home prior to listing. He did a comprehensive market analysis to show what comparable homes had sold in our neighborhood, including a breakdown of the square footage, location, features, and selling price. He also did an on-the-market analysis to show what was currently on the market as "competition" to our home. This helped us to understand the price at which he suggested we list our house, and the anticipated selling price for the offers we might expect to receive. Ultimately, Steve sold our home in about the amount of time he projected, and for a price that was 3% more than he projected we should have expected (what a great feeling!). After we had a fully ratified contract, he coordinated the inspections and dealt with the buyer's agent so we didn't have to do much more than line up movers and pack. I couldn't be more happy with Steve Caldwell's customer service, knowledge of the real estate market, and expertise in the entire listing and sale process. If I needed to list another house, I would certainly choose Steve Caldwell again.

Steve was nothing short of outstanding as our realtor. We had to list our home of 26 years at an unfavorable time in the market. His expert advice helped us get the house ready for optimal showing in the most economical manner. Despite this, it was a buyer's market for homes in our price range and we experienced increasing anxiety as time went by. His patience, ongoing guidance and reassurance was required after we left the home in his hands to make our big move across the country to take up residence near our children. He delivered, keeping us informed as much as we needed. The level of his service soared "above and beyond" once the home entered contract and multiple contingencies required resolution. He recommended and acquired for us excellent contractors who completed the work expeditiously and at reasonable costs. We were doubtful that we would be able to close one month from the date of contract, but we did, thanks to his diligence. We are extremely grateful to him. His ethics and professionalism meet the highest standards in real estate.

We dealt with Steve over the course of aprox 2 years. (We were in no hurry) This is our 6th house purchase and can honestly say he is the best realtor we have dealt with. He provided excellent service in a professional, but personal manner. He took the time to understand what requirements I had for my new home, and presented houses that fit my needs/wants. He went out of his way to respond to my requests to view homes in a timely manner, even showing me a house at the last moment one evening when I wanted to see it for the second time before making an offer. He gave excellent advice on localities and individual homes. For instance, he knew that as a single woman, I did not want a "fixer upper", and refrained from showing me any homes that needed a lot of work, even suggesting we take one off the list after seeing that it required more care than how it appeared on the surface, i.e., it had been given a cheap "face lift" but the core problems still remained unaddressed.  When it was time to close on my new home, he took care of all the details, making it a simple, smooth event. I am very happy that a friend suggested I contact him when I first mentioned house hunting, and would recommend him to anyone and everyone!

Steve provided excellent service to us as we looked for a house to buy in his service area, first while we were living out-of-state, and then later after we had moved to the area. He is knowledgable, experienced, listens well and provides insights that are helpful in decision making. He pointed out things in the various houses which we looked at that helped us consider future expense, were we to buy that house. He has an approachable, professional style of interacting and is straight-forward in discussing the pros and cons of the many things a house buyer must consider. He was not pushy and was very patient. He responded to emails quickly (usually the same day) and has a very user friendly web portal in which you can customize your search, keep track of your favorite houses and see status changes on those houses in real time. The portal was a huge help to us as well. I highly recommend Steve to you.

All I can say is working with Steve has been fun and a pure pleasure.
He
drove us around Roanoke showing us everything we wanted to look at. We
had no idea where we wanted to live or what we wanted to live in, but
Steve hung in there and kept showing us listings. He provided us with
daily emails that showed us what was new on the market. He showed up
every morning to pick us up at our door to take us out looking. He
responded to every email, and every phone call quickly.
Steve was
there through the buying process to make sure everybody was doing what
they were suppose to do when they were suppose to do it. He kept an eye
on everything and we closed when we were suppose to.
Here is an
example of how Steve goes above and beyond, before we closed we had to
have a home inspection. We are from out of state and were not in VA when
the inspection was going to happen, who do you think arranged the
inspection and was there for the whole thing? Yes it was Steve.
These
days it's very hard to get anybody to do what they say they will do, I
can't imaging making the largest purchase in my life with a relator I
couldn't depend on. Fortunately for us, Steve is a fantastic relator and
a wonderful person!
I know for a fact he works for his clients
from 6:00 am to late into the evening to make sure their experience is
as good as it can be. I know I'm going on and on, but you would be lucky
to have Steve Caldwell as your agent.

We contacted Steve when we first seriously considered purchasing a home in the Roanoke area. He was recommended to us, and we were immediately impressed by his calm and gracious nature, and with the attention he payed us as we discussed our needs and desires for our new home. This initial impression proved to be entirely accurate. We began a nearly year-long search all over the Roanoke valley. Steve was always extremely positive and encouraging, got to know our kids, and genuinely cares about us, even though we asked him to drive all over creation with us. Steve also NEVER pressured us to settle for less than what we were looking for, and he even encouraged me to not settle at some points when I tired of the search process. He personally took the time each day to go though the MLS listings and send us houses he thought we might be interested in, and we always were - he really knew us and what we were looking for. Who else will give you that kind of help and attention? We put in an offer on two houses before we finally located the house we eventually purchased. Steve would come to our home, bring all the offer paperwork ready-to-go, and explain each and every detail to us. Steve was always three steps ahead in the closing process. He is an expert, and has an incredible attention to detail that took any worry off of our minds. We have no doubt that we received the best-of-the-best with Steve Caldwell, and I would recommend him without reservation. He will eventually sell our home too, if we ever move. And as I said before, he's also one of the nicest guys you'll ever meet.
