We knew we had wet floor joists under the master bath toilet.  The toilet flange had been recently replaced and we were pretty certain there had been a previous leak around the wax seal and flange.  SERV PRO came out and said there was a lot of moisture under the tile, which meant that the leak had been going for a while.  When we had the crawlspace inspected there was a large wet spot, approx. 10' x 10' that was found after the insulation was removed.  SERV PRO tried to dry it out but said that even after a couple of days the wood was still dripping. We didn't know if the wood was just really saturated or if there was a high pressure leak that was between thesubfloor and the tile.  Our normal plumber came out but said he couldn't detect any leaking pipes. We called The Plumbing and Drain Co after seeing them on Angie's List to get a second opinion.  The man on the phone guaranteed he would find the leak.  They were very nice and polite (maybe a little cocky) to deal with.  Our crawlspace is very tall, clean and easy to work in. Well, they lived up to their guarantee (sort of) because they cut a hole in the bathroom wall and replaced a short piece of supply line to the master bath toilet. That is where the moisture reading was highest. He gave me the piece of pipe that was cut out - that supposedly had a hole in it - to show my insurance company.  They were proud of themselves but if there is a hole in it, it is the smallest hole that was ever in a pipe and it would have taken years at the rate he said it was leaking to get that big of an area wet.  In short, I am not certain at all that the piece of pipe I have in my hand has a hole in it or not. He said that he would also put in a new supply valve but he didn't.  To be charged $565 for the short amount of time and small amount of work done is outrageous. Even the other contractors that have been out here since then couldn't believe what we were charged.  Plus, he gave us a quote for $1200 - $1400 to replace a few copper joints under the house that he thought didn't look very good.  That is astronomical. I would never use these guys again and have learned a valuable lesson - stick with the people you have used in the past if you were happy with their work and price.
