"We we're contacted by this member to help them find a home, the member shared recent unpleasant experiences with other real estate agents prior to calling us, for that reason the member only wanted to work with a female agent which we accommodated. Our approach to working with a client is to create a collaborative environment, with us sharing knowledge from years of experience in the industry and current market data, to help the client make an informed decision on how to proceed in the negotiation, ultimately the final decisions rest with our client. For the process to work most effectively there has to be a level of mutual respect and trust between the client and ourselves. Despite all efforts on our part to establish this trust, it was not possible to overcome this members distrust of all parties involved. During our discussions with the member, while crafting the initial offer, we shared our previous conversation with the listing agent about the home, the listing agent stated the bank would not accept anything below list price. The initial offer was submitted for the $5000 below list price as desired by the member. A fact the member must have forgotten. The offer was countered back at list price which all parties agreed to. We specifically asked the member who they would like to use for the termite inspection and they instructed us to call our normal inspector. Based on his inspection, he recommended a termite treatment costing $500. Normally the seller is responsible for all termite treatment, but in this case due to the terms of the contract the member, as the buyer, would have been responsible for the treatment. The termite inspector had no idea who would be responsible for the cost of the treatment, he simply provided an estimate he felt was necessary. The member interpreted this as an effort to "finagle" money out of them and made accusations that we were “working” together with him with this purpose. We too disagreed with the findings, verbally and in writing, and recommended the member get a second opinion, which they did. The second inspectors results also disagreed with the previous inspector and were ultimately used to obtain the loan. We are sorry The member feels the way they do and we know we did everything in our power to make them happy, follow the laws, and keep our integrity intact. We would like to wish this member the very best in the future and hope they are happy in their new home for years to come."
