"I've mulled over this report for many months before responding. The short answer is: She is right on nearly all counts and I accept that responsibility, have done a lot of soul-searching since receiving this report and would like to respond. I think that I did what I was hired to do - represent sellers in the marketing and sale of their home in a difficult market, which I successfully did. But, I could have and should have done a better job of communicating and explaining throughout the process. I apologize and have gotten much better. To the points raised ... - Regarding the communication, that was when I was transitioning from a self-hosted email provider to Google Apps and there were some communicative hiccups; I apologized then and do so again now. - In writing the ad copy for the house, I focused on the aspects that I believed, in my professional opinion to be what would speak to the buyers. Sometimes those are not what the sellers want to be focused, but they are what ultimately help lead to the buyers' contacting their agent about a property. - "nearly all our prospects were from agents who had found the listing. " - **This is part of what I was hired to do.** - "He held an agent's open house which no Realtors attended." - Please keep in mind that areas outside of urban areas tend to not have much open house traffic - either public or agent. - "Once we had an offer, he was competent at negotiating" - Thank you. - We had never sold a home before and found the process a little confusing -- requests to Jim for information and assistance were often answered with terse, unhelpful e-mails or put off for later and never followed up on. - I apologize for not sufficiently explaining the process; while I disagree with the representation of "terse, unhelpful," I sincerely apologize for not explaining the process more thoroughly. - "After the home inspection, I felt Jim did not represent us very well during the negotiations with the buyer's Realtor regarding the concessions we were willing to make." Keep in mind that this was in an extreme buyer's market; the negotiating done is as much keeping the parties together as much as trying to negotiate concessions. The home inspection phase is often the most emotional and volatile time of the transactional process, and clearly I did not do a good enough job putting the minor repairs into the appropriate context; such as, "I know it may seem that they are asking for a lot, but if we don't do this, they may look to one of the other five or seven comparable houses that are on the market. Again, that is entirely my fault for not explaining sufficiently. Sometimes I assume when I shouldn't and that is my responsibility. - "The sale did go through on time" - thank you. - It is atypical for a seller's Realtor to attend walkthroughs or closing; I accept responsibility for not sufficiently explaining this. To reiterate and in closing, I think that I did what I was hired to do - represent sellers in the marketing and sale of their home in a difficult market, which I successfully did. But, I could have and should have done a better job of communicating and explaining throughout the process. I apologize and have gotten much better. Please accept my apology and recognize that everyone has "off" transactions; it's bound to happen after being in the business for 10 years. I am sorry that you were the ones."
