Clearing out went great, the selling of items and the communications about how the sale was going was non-existent, multiple calls were never returned. After 3 months a check showed up for a laughable sum. If you’re looking to have someone clear your house out for $4000 then it’s a great service , if you think you’re going to cover some of that cost by selling some of those items don’t, they give almost everything away or throw it out. Save yourself the trouble and just rent a dumpster

Steven explained the process in advance; I found Mr. Landis and his two man crew most professional, punctual and helpful. He promptly responded to my phone call and completed the evacuation of my attic and basement within 2 days. The team worked steadily for 6 hours - carrying, sorting, hauling and cleaning. They arrived as promised and were polite and professional throughout the day. I would/will use them again as the price was reasonable, and the work met my expectations. When I received my check for items he sold on eBay and in auction, I was delighted! That lowered my cost for the cleaning and made me even happier!

Mr Landis sorted all my belongings from my attic and basement into 4 zones and then had me go through each zone. The 4 zones were Valuable Sentimental, Valuable Sell, Good Quality Donate, and Trash. He walked me through all 4 zones to decide what to do with items in each zone and when he was finished he cleaned everything up and left nothing laying around. He is very pleasant and very kind. He is also very good with seniors.

Although he presents his business as a company of professionals, in fact he is no more than a subcontractor for manual labor. His and quot;teamand quot; consists of whatever laborers he has hired for the day. He claimed that he could not only remove the items from our home that were unneeded/unwanted but that he could assist us to sell items so that his services end up costing little or nothing, or short of that, would redistribute items through charitable donations. He misled us by claiming that he planned to find a buyer for a number of items we have, and we actually hired him for a second job just after he worked on our home with the understanding that he would deliver on this promise. In the end, we paid a large fee per hour for unskilled manual labor., and that is all. Landis and his laborers certainly removed a lot of things from our home, but they indiscriminately threw everything in a dumpster, and I was then billed for the costs of disposal of the dumpster contents (by the pound). They threw out many, many useable items which could have been sold or donated as well as many things we wanted to keep. When I contacted Landis afterward and informed him that the workers had left behind a significant amount of debris, he claimed that we must have put those things there after he left (this was not true). For the second job, I paid for Landis to organize the contents of a former contractor shop for sale, which as I stated already, he did not follow-through on. After sorting the items and setting aside what would be sold, his supposed and quot;buyerand quot; did not show up. Landis then threw a bunch of those things into the dumpster, put a load of items into his own truck (to sell himself) and crammed the rest of the things back into the building. He promised to reschedule his buyer, and after several weeks I contacted him and asked about the status of the buyer and about the items he'd taken with him to sell himself. At that point he told me that, suprise! he charged an additional fee for selling things-a commission. He did sell one item which belonged to us, for less than it was worth, without asking us if we agreed to the price. When we questioned this, he was rude, and brought back most of the things and piled them in the office space. He continued to claim that the buyer would be forthcoming, then he started sending me bills for the trash disposal (which was NOT billed under the terms we'd agreed on). Several months later he filed suit against me for not paying the trash fees, and ignored communication from me asking that he fulfill his agreement.

I would not recommend his services to anyone. I feel he was thoroughly dishonest, and did not deliver the services we'd expected. He was also rude when we contacted him to remedy the problems we had and instead of acting with integrity, he sued us. He promised that our home would be well-organized and that our office space would be useable, and he delivered neither of those things. We paid a large amount of money for some random guys to throw our stuff in a dumpster.

""I am happy with the house, btw--just wanted to reassure you! I got 3 more bags of trash out of the laundry room and spent about an hour rearranging some things upstairs, and now it looks great. Will see you next week, and then you will have to come for dinner sometime so you can check up on us. Hopefully we won't revert to total slobs right away. ;)". This was an email sent to me after day two. Clearly different than the description the member described as my business. When I met with the client (free consultation), I described the intentions for each room. She clearly stated that she just "wanted everything out and that it could be trash or donation". She didn't even want to see what was in the attic because those items had been in there for years. I suggested ordering a trash container (30 yards) based on the amount of trash in the house, and clearly stated that the trash would be a line item on the invoice (documented). And in the trash industry, it's ALWAYS based on weight and rental of the container (also documented). Without discussing personal "illnesses" that she quickly told me about as I stepped foot into the house, there was a lot going on with the client. I believe she felt very overwhelmed, as most people do, with the amount of clutter in her home. We indeed were able to donate some items, and although she may have been disappointed with the sale of a piece of furniture, I offered to buy it back from the buyer and bring it back to her. She said no to that. So although we try to remedy a problem, some people you just can't make happy. As for the sale of her "stuff" in the storage building, weather was a factor--we were working in the winter time and the house in the county which made it more difficult for my specific buyer to get there. However, I did have other contractors and other buyers come to purchase items. I scheduled an auctioneer to take a look at it who said that there wasn't enough value in her items to auction. Based on her lengthy comments about my business, clearly she has deeper issues than that of my company. I didn't sue her, but rather issued a warrant in debt for an unpaid invoice in which the judge found her guilty of not paying. Her house when I left was indeed organized and she used some of my suggestions--shelving, pot rack and organizational tools. There was constant yelling back and forth which made my employees a little nervous--she wasn't yelling at me, but rather her husband. I would expect the comments she posted on Angie's List based on what the people say about her who know her."
