Jordan helped us buy a home last Spring. When we signed on with Jordan, we thought that we had already found the home that we wanted, and just needed help with the negotiations and logistics of the buying process. It turned out that the home we thought we wanted was NOT the right home for us, and Jordan very respectfully and professionally persuaded us of that.

Jordan is a rock star!  We started off looking for houses without a realtor.  We met with LOTS of realtors, but Jordan really stood out to us as being the ideal realtor.  This was our fourth experience buying or selling a home, and Jordan really made it our best experience yet.  He is a savvy negotiator who uses just the right amount of charm, intelligence, and persistence to make the deal happen.  He was upfront with us about everything and gave us excellent advice on how to position our offer best for the local market and the home we were looking at.  And...as an added plus...Jordan has an outstanding business model.  Because of his low 1% commission, we got our house without paying a cent in closing costs.  In fact, our house came out even cheaper than we thought, once all the dust was settled.  I am the kind of person who is normally leery of people who promise the world at a rate so much cheaper than every other realtor, and that would have been the same for us if we hadn't stumbled on Jordan by accident.  But I am glad we did.  I would highly recommend him to anyone looking to buy or sell a house!

Thorough and professional. Completed the sale remotely without problems because we do not live in the city where our house was sold. We did not have to travel at all and completed all documentation online.

In terms of professionalism and service, Equity Saver USA was top notch.  All of our phone calls and emails were answered in a timely fashion, and when we were scheduled to meet face to face, Jordan was always on time.  Good communication is critical between sellers and their agent in order for the process to proceed smoothly, and Jordan has a very easygoing yet detailed style/demeanor which worked very well for my wife and I. We felt strongly that he had our best interests in mind throughout.

Our experience was extremely satisfying.  Jordan spent some time getting a sense of what our requirements were, and then we spent a few days sending MLS listings back and forth and discussing the pros and cons by email.  Once we had a list of 6 or 7 properties that we thought might be good for us, Jordan arranged viewings all in the same day so that we could make direct comparisons.  We saw a place that was perfect for us on that first day, and Jordan helped us decide on an appropriate offer given the local market.  Once a price was decided, Jordan suggested some names of home inspectors and mortgage lenders, but let us check out their reviews ourselves, and we just sent him the names when we had contracted with them.  As questions about the property documentation came up (lenders are pretty picky these days), Jordan answered email promptly and did his best to follow up with the selling agent.  All in all, the process was very smooth, and we ended up with exactly the property we wanted without a great deal of effort or stress.  And of course, he followed through on the promise of 1% commission, making the closing fairly painless.

We were initially interested in Equity Saver's services due to their buyer's rebate, and decided to contract with Jordan Hague at Equity Saver based on both the rebate and also his excellent experience and professional knowledge.Jordan used a fairly standard Buyer's Agent agreement, but he strengthened the guarantees to us.  Had we not been happy with his services we could easily have backed out of the agreement, but that never even crossed our minds.  We signed the agreement well ahead of our house hunting visit, and Jordan worked hard to preview homes for us, using photos and videos to show us what was really there.  Based on his visits, we confidently eliminated several homes from further consideration, which gave us more time to concentrate on the homes we were most interested in.Jordan did everything he promised, and did an excellent job is helping us to really see all the details of the properties we visited, and provide good market analysis so that we were confident in selecting houses that were priced fairly.Jordan was also skillful during the negotiating process with the sellers, helping us to negotiate a good price for the home we finally selected.Jordan was also present during the various inspections for the house, helping us to reach agreement with the sellers on a few items that needed to be repaired.
Finally, Jordan offers his clients (buyers or sellers) a 2% rebate, so that his portion of the commission will be only 1%.  In our situation, where the sellers 6% comission was split between the sellers' agent and our agent in the usual way, it meant that we received a 2% credit at settlement.  That is a HUGE savings!
All in all, this was an excellent experience.  The next time I need to buy or sell a home in Charlottesville I would call Jordan right away;  I have sufficient confidence in him that I wouldn't need to talk to anyone else.

I will never pay 3% real estate commission. Jordan Hague's business model at Equity Saver USA is the future of real estate. In a time when buyers do most of the research, drive by houses, and search online, and with housing prices doubling in ten years, there is absolutely no justification for a realtor earning a $9,000 commission on a $300,000 house for 10-20 hours of work. This was my third home purchase since 2007, and my wife and I found the house ourselves, arranged with the seller's agent for a tour, and decided we wanted to buy it. I contacted three other agents about writing a contract. The first offered to do it for 1.75%, and the other for $1500 nonrefundable up front, plus 1% at closing. Even the main "discount brokerage" place in town, which lists houses for sale at 1%, said they'd do the purchase for 2%. It is simply not worth even 1% to write a contract, make some recommendations (home inspector, etc), negotiate price, and see it through to closing. Perhaps if a realtor shows a couple a dozen houses over several weeks before settling on a place, or writes a few contracts before one is accepted, it may be worth 1%. Since I knew what house I wanted, I looked over Equity Saver's website and was impressed by the philosophy as well as the "a-la-carte" menu of services (http://www.equitysaverusa.com/buy.php) which charges a fee for service, much like a consultant or lawyer (e.g., $50 to tour a house, $150 to write contract). I called Jordan, let him know I wanted to use this fee for service model, and we agreed on a price of $800. Jordan is intelligent, responsive, and completely professional. He conducted a detailed market analysis of comparable houses that sold in the last few months, consulted with me on an offer price based on the per-square-foot value of previous neighborhood sales and other current listings, and submitted the contract. Because we were offering significantly less than the sale price, Jordan ensured he softened the blow with the seller's agent by including his comparable analysis and conveying our appreciation of the house. Jordan also made it clear to the sellers that the offer was actually worth 3% ($11,400) more, because I was paying him myself and the sellers would not have to pay a buyer's agent, as typically happens. Because Jordan worked so hard to make a solid, justifiable offer, the sellers accepted it without a counter-offer. He recommended an excellent home inspector, Grover Smiley, and attended the 3&1/2-hour inspection and the follow-up a few days later to retrieve the radon test results. Jordan kept in excellent contact with us, the seller's agent, and the mortgage broker. He caught many details the seller's agent overlooked, and also wrote an early possession contract that allowed us to move in 10 days before closing and rent the house early. Jordan is smart, hardworking, a good communicator, and did an excellent job that helped my family afford a house that was out of our price range. He saved us $10,600 compared to an agent who charges the traditional 3% commission. By using his a-la-carte menu, we saved several thousand dollars less than what the discount brokerages charge. I have bought and sold two other houses and paid more in commission both times, and I got better service from Jordan. He returned every e-mail and phone call quickly and answered all my questions. If you are buying or selling a house, I highly recommend you look at Jordan's website, call or meet with him to discuss his services. Anyone who pays 3% commission is wasting money, because Jordan will do it for much less- and provide better service.
