Jim came by earlier today and was very nice. I called him earlier this week and was very happy to be able to schedule the inspection in the same week. Our house is small, about 1,200 square feet with two bathrooms and the inspection took about an hour and a half. It was very thorough and Jim found several flaws that need to be repaired. He explained all of the major problems and made suggestions about what should be done and what problems are most important. The other reviewer was upset about the amount of time their inspection took but the time can vary by the size of the house and I found this inspection to be very thorough and complete. At the end of the inspection, I was given a binder with information about the inspection and a guide to operating a home. The inspection report was emailed to me within just a few hours of the inspection being completed. I thought the process was very easy and I would recommend Cavalier Home Inspection to anyone in need of an inspection.

Inspected home to be purchased. Spent only 90 minutes at the property, a good deal of which was not spent productively. Cavalier Home Inspection failed to properly inspect or describe windows, doors, plumbing, hvac, electrical, and kitchen appliances. Inspector said that windows were in good shape and "don't be in a hurry to replace" them. In fact, many are broken and must be replaced. He failed to note the lack of electrical outlets and phone jacks. The home has a new heat pump, but the installation was sloppy and needs upgrading to perform well. The inspector did not comment on hvac except to note that the attic mounted heat pump's overflow pan drain was positioned over the living room ceiling and that it should be extended to the outside of the house. Subsequently, tradesmen have pointed out that doing that hides the problem if the heat pump malfunctions. The water pressure in the kitchen is terrible but the inspector's report doesn't mention it. If anyone uses water anywhere in the house, the sound resonates throughout the house. Again, this was not mentioned in the report. The house's insulation needs to be improved to meet current standards. Again the report didn't mention it. The telephone wiring is daisy chained, which means a problem anywhere in the line brings down all service after the problem point. The report didn't mention it. The inspector failed to inspect the attic from a screen porch access. I asked him to do so and found that a roof truss member had been removed to make way for the heat pump unit but the truss had not been repaired. The inspector failed to inspect the water pressure tank saying only that tanks come in larger sizes. The existing tank is old and doesn't hold pressure as it should and must be replaced. The inspector described how the interior doors were manufactured but did not mention that they are undesirable, cheap, hollow core doors. I have employed two home inspectors. One was a knowledgable, hard working guy; unfortunately, he left the area long ago, so I employed Cavalier Home Inspection based on their web ad. Although he provided a professional looking, hardbound report, in my experience, Cavalier Home Inspection seemed less than knowledgable, less than hard working, and failed to provide the service that I needed.
