The good news is the inspector found a major deficiency in the healing system and we had the sellers replace the furnace before we went to closing.
The bad news is the inspector noted on his report and quot; Microwave is damaged and needs to be replacedand quot;. We negotiated a $400 credit from the sellers to replace it. What we didn't know (and the inspector never mentioned) was that the wall oven and the microwave were operated by the same controls. You needed to replace both units at the same time. That was an investment of over $2000.00.
We brought this to the attention of the management of US Inspect who backpedaled to their contract with all sorts of disclaimers. and quot;We don't represent ourselves to be experts in every mechanical system or appliance. You should refer to an expert consultant.and quot;
We were talking about a GE Profile appliance which is probably the most common builder's appliance package on the planet. You took our $750 inspection fee for your services and then denied you really had any expertise in the matter. You were experts at HVAC when it suited your purposes but ignorant of the simple oven/microwave.
Any realtor who recommends this firm is going to have very unhappy clients.

"A: I write to you in follow up to your email of February 4, 2014 relating to your concerns in connection with the general home inspection that our inspector, Mr. Doug Horton, conducted at the above-referenced property on July 18, 2013. After receiving your request, I reviewed the Inspection Report prepared and delivered to you by Mr. Horton. As you are aware, Mr. Horton made clear in the home inspection report that the microwave oven was damaged and should be replaced. Despite your assertion, as a general home inspector, Mr. Horton does not have knowledge of manufacturer specific repairs. Home inspectors are generalists with a broad knowledge base in construction-related issues, and many possess training and the license/certification status necessary to conduct supplemental inspection services such as Termite Inspections, Mold Screening Services, or a Radon Test. Otherwise, our Inspectors do not act as experts in any craft, discipline or trade, or as licensed engineers. It is for this reason that we recommend in the Summary of Recommendations section in that You should obtain accurate and written repair cost estimates from appropriate qualified contractors. It is unfortunate that an accurate cost estimate for replacement of the microwave was not obtained prior to closing during your negotiations with the seller. We are here to help our clients. This has put us in a no win situation because you did not follow our recommendation or seek our advise. In closing, I will simply tell you that we at the U.S. Inspect are proud of our professional inspection services and are always saddened when one of our valued clients encounters problems subsequent to our inspection. I had US Inspect conduct a home inspection and radon test on a house I had put a contract on in Herndon. My agent recommended US Inspect and particularly the home inspector, Doug Horton. Doug was personable and very knowledgeable about all the systems in the house. I explained what my concerns were about this particularly property and he assured me that we would cover that and everything else. Doug told me that everywhere he went I was welcome to follow, and that is exactly what we did for the next couple of hours. I got a good overview of how the house was built, and peace of mind that there doesn't appear any serious issues with the house. Later that night I got a full report with pictures and listing of the concerns that we identified during the inspection. Two days later, after the Radon test results came back I was able to use the written report to show the seller my concerns about the property. What I really liked was that Doug told me to call him anytime if I had a question. I called him before I finalized the reply to the owners on what we wanted fixed. The written report was excellent but the ability to confirm the findings with an expert who wrote it crystallized what I could postpone and what I really had to fix before we moved in. Home inspections aren't cheap, but even though this is the third house I have bought, and I do all my own electrical work, a fair amount of the plumbing and a lot of the other more difficult remodeling tasks, it is worth every penny. I have no problem recommending US Inspect and particularly Doug Horton from their staff.
Ken was extremely thorough and allowed me to tag along, watching every aspect of his craft. The inspection was just over two hours and at the end, he reiterated that if any other questions came up, I could contact him and he would get back to me.
I would definitely recommend Ken and US Inspect for those looking at purchasing a home.

inspection and promptly returned calls after the inspection for
additional issues that arose. He emailed a complete report with photos
within five hours of completing the inspection. He lifted carpet corners
in the basement looking for evidence of water damage, he operated all
appliances, opened every window, checked every outlet. His original
estimate of the time required was 2.5 to 3 hours, but ended up spending
over 4 hours. We were very impressed by his professionalism. He exceeded
our expectations for this service and he would certainly be the person
we would call in the future.
