1. Completion Date: Our minimum requirement was to be able to have one bathroom and one bedroom completed by our move in date (11/17). The expected time of completion was set for 11/24/2013. With delays on their part and us taking a break for the holidays - project was not completed until 1/20/2014. They were not able to meet our move in date due to poor planning on floor refinishing schedule so we had to move back our move in date a week (super rushed since our lease was ending on our apartment).
2. Painting: When we were first quoted, they kept bragging about attention to detail and how their craftsmen were the best of the best. For the most part - it was fine but they had to redo the paint because the first set of painters that came in didn't paint straight lines (the white paint on the trim continued past our door trim, etc), painted over our outlets, didn't paint behind hinges or move things to paint correctly, etc. On top of that when we were first quoted, I told them I wanted to use Benjamin Moore paint which they said was fine. Then even after I gave them the paint line - color, and gloss, they said sure no problem. The day before they painted, they tried to switch it to Sherwin Williams because 'they quoted me with the discount they get at SW' and when I insisted on using my BM paint - they ended up adding additional cost (seems suspicious since they never brought it up before).
3. Electric - we redid most of the electric on this floor and added in an upgraded breaker box. While this part failed final inspection, they were able to fix the issues pretty easily and for the most part it was fine. Some headaches that came with it though. When the breaker box was upgraded, there were 9 switches labeled simply 'lights and plugs'. When we complained about it, we were giving an excuse of 'well you live in a old home, so the wiring is all mixed up in the rooms etc'. It wasn't until that failed final inspection that they fixed it and added rooms and detail for the switches. Also note- during final inspection, our inspector even called out our project manager saying 'I wonder about you' in the sense that he didn't know what he was doing. Other headaches included having to educate our project manager on things that we had no idea about. Example, we told him we wanted to be able to control the dimmable recessed lights for our living room from all 3 entrances - we were told it could not be done - that the hardware for this set up did not exist. We had to send him a diagram AND Youtube videos to show that it was in fact possible. Instead of asking his electrician he said he was on the phone for over an hour with the switch manufacturer. Eventually we got what we wanted but it was a battle getting there.
4. Contract - this was the biggest headache of all. We added decent amount of work after the original contract but when we kept asking for an updated contract, it took them 3 weeks to get it to us (after most of the work added on was already done). One of the many times we asked for it, we got a very unprofessional scoff of 'guys this is the first time I'm hearing about this' even though we had sent multiple emails within the last 2 weeks prior to that call. He then went on to say nothing has changed, 'I have it right here in front me, I can send it over right now'. So we said fine, please send it over. Then the story changed to 'oh well I have to make a few changes, can I get it to you tomorrow?'. We did not receive a copy of the addendum until 2 days after that call.
5. Costs - we became very untrusting of them after a few months. We also felt like they were taking advantage of us (probably because we are in our 20s and they thought they could). They would do work, then try to ask for the money after the fact. For example, we asked for shoe moulding on our original contract but were advised that 'most people do base OR shoe moulding, not both'. So we listened and they took it off. Because our house is old, it ended up needing shoe moulding to cover the unevenness of our floors. They did the work and made it seem like they were covering the cost. Then came back 3 weeks later and wanted an additional 500 for it without ever telling us what it was going to cost up front. Near the end of the contract, they tried to add on over $1000 for things they had already done 2/3 months prior. Things like 'putting in a new ceiling fan' even though they took ours down to redo the ceiling, and when they went to put it back up, we just swapped it out for a new one. They also tried to get us to pay out most of the remaining balance and hold on to the remaining costs due for items on our addendum until project completion. Obviously we said no, we were holding on to 10% until final inspection like we agreed upon in the original contract
6. Cleanliness - AWFUL. When the painters came in to mud and patch our walls - they were A MESS. Leaving pools of water and mudding all over our HARDWOOD floors that we had to come in after work to clean up. They also got globs of mudding over our window sills and fixtures. On top of that, when we moved in - I had to spend 3 days wiping down the floors, walls, our cabinets, etc. Essentially everything because it was coated in dust from the project. Then a week later - we were told they would hire a professional cleaning company to come in and clean the place the next week. This obviously didnt make sense because we needed to clean the place so we could live in it (you couldn't touch anything without getting coated in this dust) so I asked if we could transfer the services to our basement since it was unfinished and had piles of stuff as a result of remodeling the upstairs floor. We ended up not getting the services performed because it was our responsibility to cover the entire basement and the few things that were down there. Let me make it clear that it was an exposed ceiling so all the dust and debris from refinishing the floor / construction ended up in the basement so it was FILTHY. It was very unprofessional how that whole thing was handled and eventually the contractor came in and vacuumed up the basement.
All the miscommunication and lack thereof, combined with the seeming lack of knowledge added up. We felt like too often we were guiding the general contractor and subcontractor (Scott) actually performing the everyday work because at times the subcontractor would show up without SKY having told him what needed to be done for the day, or they'd have him come when the materials weren't actually on site. Scott himself was generally able to answer our questions and provide suggestions based on his knowledge and past work. We also really missed the direct connection to the other subcontractors since the general contract had no strong knowledge of building, electrical, etc. and didn't seem to provide much guidance much less get detailed answers to our questions. Sometimes we would get answers that I knew to be wrong myself just because I had looked looked into it somewhat before asking more detailed questions. At times we wondered what advantage we had here since we weren't impressed with the project management, and they couldn't provide technical answers to our questions.
We also felt like SKY didn't do all they should have, combined with their flooring subcontractors in replacing or refinishing our hardwood floors. When the floors were replaced, certain damaged areas
Couldn't be happier with this company and they were very pleasant to work with. I would highly recommend them to anyone.
Great quality work at a great price!
Mr. Park presented as polite, knowledgeable, professional, with an attention to detail that I very much appreciated. Although Sky's initial estimate was not the lowest, Mr. Park was willing to work with us to price match without compromising quality. Sky worked very efficiently to complete all of the contracted work in less than 2 days, and the results are just incredible. We had hired many different contractors over the last 13 years, and Sky Construction is by far the best we've worked with. On day one of the work, there were 3 crews from Sky onsite, and all of the guys were polite, competent, and worked very well together. I consider myself to be a very difficult customer to please, and I must say that this is the first time in a long time I can truly say that I'm 100% satisfied with renovation work. Mr. Park went above and beyond to make sure our needs were met and visited the work site everyday to make sure his crews understood what needed to be done and how. We will definitely consider Sky Construction for our future house renovation needs.
Again, I could never say enough about this experience. I have heard all the horror stories about kitchen renovation and I have to say, we saw NONE of them. Our kitchen was demo'd and renovated in 4 weeks. Crews arrived promptly at 8:30am and worked until 6pm or later every day. They even came on the weekends a few times because we had a deadline that we really needed to meet. James Park is now like family. He is the most responsive and considerate man that I have had the pleasure of working with and his company and crew reflects these qualities.
We are now contracting with SKY to build a deck on our home. I keep looking for more projects for them to do (perhaps a bathroom?) because I know that the job will be of the highest quality and done in a timely and professional manner.
I am hard to please. Very hard to please. And I am well pleased with SKY Construction and would recommend them to anyone.
The crew completed the work within the two days that was agreed. Painting was done nicely and the painted trims came alive. The crew cleaned after their work and there were no traces of their work other than the remaining paint cans that they left for our use or color reference.
Specifics:
- The remodeling was intended to be completed before I moved in and wasn't completed for 2 weeks after the move
- They installed carpets, then one worker cut a carpet so that it didn't reach the wall and needed to be reinstalled
- They didn't use drop cloths when painting, so paint splatters ended up all over the new wood floors
- They installed a sink and faucet, but left out the bracket holding the faucet in place, so it doesn't work properly
- They used a saw to cut tile in the master bathroom, so a huge cloud of dust went all over the new carpet, furniture, and clothes in the closet and bedroom
- They installed a railing, then stained it a color that didn't match the new floors
- They hung the front door, leaving an inch+ gap at the bottom, which allowed water in to ruin the new hardwood floors
- They rarely had a competent foreman/manager on site to catch or prevent mistakes
- They took a mirror off the wall to paint one bathroom, then stacked dripping paint cans on it so that the mirror was a mess when it was time to rehang it
- They removed a sink to put in the wooden floors and reinstalled it so that it sits crookedly
