Pragmatic Staging Solutions couples creativity with bottom-line business acumen. We apply our creative skills to maximize value for our clients while ensuring that our recommendations are cost-effective and designed to meet their objectives. Depending on the type of work, service fees are charged on an hourly basis or on a fixed cost per project. Pragmatic Staging Solutions can do as much or as little of the work that a client chooses. Most of the above services can be provided using one of the following methods depending on how much of the staging work the client wants to perform themselves: "Walk and Talk" Consultation: We tour the home with the client for 1 - 2 hours while the client takes notes on recommendations. Following the consultation, the client may request a bid proposal be prepared for the recommendations that the client would prefer Pragmatic Staging Solutions to perform. Virtual Consultation: This is a less expensive and expeditious service that results in concrete staging recommendations listed room by room for the client within 72 hours. The client simply emails pictures of each room (usually 3 - 4 from each corner of the room) so that we get a good representation of the room and Pragmatic will email back a detailed checklist of recommendations of what updates should be made, what items to remove from a room, furniture placement, accessory placement, etc. Bid Proposal: We briefly tour the home and then develop a bid proposal for Pragmatic Staging Solutions to perform all of the recommended staging services.

I cannot speak highly enough of Carol and her team! My team has been using her services for over three years now. I had a truly amazing experience working with Carol. She staged my Condo beautifully and to make it as competitive as possible for the market. Beyond choosing and arranging furniture and accessories, she also guided us in paint selection and other minor improvements to make the condo shine. Second, Carol was incredibly invested in my customer experience, was flexible, super-professional, and made things as simple and easy as possible for me. Third, Carol is just a lovely person. Positive, caring, generous and a true joy to work with. And, I should mention I had this experience with Carol during the height of COVID pandemic. Despite the crisis Carol was amazing. If you are looking for someone to help you stage your home, I cannot imagine a better choice than Carol!

Carol K. came out and did an initial walkthrough with me to get an idea of the space and to talk out a few of her ideas. After receiving a very fair quote along with pictures of previous places she has staged and images of some of the furniture she planned to use, I scheduled her to come out and stage the place and it turned out fantastic. She was able to stage the place while I was at work and when I came home it was like walking into a new place. Her and the movers were also very careful of the walls and moulding, which had just been painted. I'm convinced that her staging was a big factor in why my home sold as quickly as it did. And scheduling to remove the items was also easy, and she was able to do it while I was at work too. Carol was very responsive during the whole process and made everything very easy and stress free, including sending me frequent emails, pictures and updates.

Put my home on the market in May. Carole was my stager. Her work was superb, helping to close a sale several weeks ago; the first in my neighborhood in over two months. It's worth noting that I had three competing properties throughout the period, and that two were under-cutting my selling price. In no small part, I credit Carole's work with helping me make the sale.
She got things set-up in May, and came by yesterday to retrieve her staging material. She charges a reasonable fee for the staging, and a small rental fee for items that remain in place while the property is on the market.

Carole staged our cluttered townhouse that was overrun by children's toys into a house that showed beautifully. She did an initial walk-through of the house giving very specific advice on pieces of furniture to keep/store, as well as where specific pieces should be moved. We needed a lot of time to get the house ready so she did this 2 months before we were ready to stage. After decluttering many of our things, Carole took about a day to stage our house - I barely recognized it anymore. She transformed our space using most of our own furniture. Our house looked spectacular and the pictures looked even better. Our house took longer to sell than expected due to a slowdown in our neighborhood, but the feedback from realtors was great so we stuck with it and ended up getting a full price offer. The buyers were out of town and never saw the place in person, only pictures and on video so the staging was even more important for us. Carole was also really easy and flexible, we are very happy with her work and would highly recommend her to ANYONE that wants their house to show well!

I can't say enough about the amazing job Carole Thomas (Pragmatic Staging Solutions) did for us from beginning to end of our home sale process. During the initial consult, she gave us specific recommendations on every part of our home, including landscaping suggestions for "curb appeal". Her specific recommendations were very detail oriented, so that a homeowner knew exactly what would put the home in the best light for sale. After the initial consult she followed through with contactor recommendations to execute her vision. These contractors all did quality work. When the home updates were complete, she then arranged to stage the home. Our home looked elegant, yet warm and inviting at the same time. Carole is also very responsive to the customer's needs, and will respond in a timely and efficient manner with any requests or issues. I am extremely grateful to Carole, and am confident others would not be disappointed in hiring her for all of their home design and staging needs. A+++++ in everything!!!!

Initially, Carole came through our home and did a consultation recommending what to remove and rearrange. Once we did that, she came back and staged our home before it went on the market. She is amazing at picking just the right colors and pieces to make each room look it's best. After she was done, I couldn't believe how beautiful our home looked. I have told her many times that I wish I hired her earlier. Staging a home is so much more than adding pictures and throw pillows. Carole makes transformations in each and every room utilizing as many of your own items as possible. It's worth every penny since we sold our home in 6 days.

The staging was very successful. Carole came and whipped the place into showing condition in a couple days, mostly using our own furniture (which kept down the cost), but rearranging it in an effective way and bringing in additional accent pieces and accessories to complete the look. Our condo sold the weekend we put it in the market and, knock on wood, we close on the sale next week, so we were quite happy with the outcome.

Carole advised us on preparing our home for sale. We took her advice and moved most of our belongings into storage. This was a leap of faith, as it was costly and stressful to do so. However, it was totally worth it. Carole staged our home with her beautiful inventory of items. She ensured it looked its very best. Carole did a fantastic job staging our vacant Condo. We were highly skeptical of the staging concept, never having staged a property in the past, but thought we'd give it a try at the Realtor's strong suggestion. Carole did an excellent job staging my townhome for sale! She turned our drab house into a warm and inviting space! The two ladies from Pragmatic were prompt and gave me excellent suggestions in the event we sell our house. I took their advice on colors and the rooms look beautiful. Love the colors. Overall, they are excellent and we will continue to use them to help sell our listings. They work closely with us and the sellers to help us ensure that the house looks the best possible before it appears on the market. Their talent and work ethic is amazing. Our sellers have been able to net a higher profit by using these staging services. For a fee of usually anywhere from $2,000-$4,000 the return is far greater.

Carole and Julia came to our house to advise us on home renovations. I was completely amazed at how they transformed our rooms from chaotic and cluttered to warm and usable, on a very modest budget. I have hired designers and organizers in the past but the distinguishing feature of Pragmatic Staging is they helped me declutter and organize my home in a way that is sustainable by our family (husband, 3 kids and me). For example, they installed cubbies for my children so they have a permanent (and beautiful) place to keep their shoes, coats, backpacks, homework, calendar, hats, gloves, etc. Carole set up an organized craft area that my daughter now meticulously maintains and we no longer have her craft clutter all over the house. I could write pages of such examples. The main message is Carole and Julia worked tirelessly to help me bring order to my home PERMANENTLY. They went way above and beyond while keeping my costs down. They far exceeded my expectations and brought order to our home in a way that I did not think was possible. I have referred them to friends who have also been thrilled with their work.
