We are still undoing the damage from his work, not all of which was captured in inspection but all of which manifested immediately once we moved in:

He put in a new electric circuit breaker and the neutral was wrong, plus if a circuit broke in our apartment, it would cause 4 other units' electricity to go out. The electrician who fixed it said there's no way anyone who had any electrical knowledge, much less a license, would have done this.

When installing a new shower, he set the shower temperature control to maximum room temperature, so we took freezing showers for the first month we lived here.

More problematic was that he failed to install a gasket around the overflow duct in the tub, leaving it to the old disintegrating gasket and essentially no seal. The first time one of us took a bath the tub leaked gallons of water into the apartment through the plaster and into the apartment downstairs, causing damage to wood floors that were being installed.

He installed a poorly-designed Ikea kitchen sink that started leaking from the disposal right away, and a kitchen faucet whose spray nozzle immediately took to protruding limply out of the faucet. Not to mention it's a totally unfunctional design for a kitchen sink: divided with a weird shallow side that causes water to spray everywhere and is useless. It's difficult to undo now, as the faucet is not centered on the sink, but 2/3 over so new holes in the counter need to be drilled.

He failed to install anti-tilt brackets on the stove and dishwasher, forcing us to correct that work.

He installed an exhaust fan that shares space with a heating duct, which is not up to code and made the bathroom cold because the tubing didn't reach all the way to the vent.

He installed an indoor electrical socket outdoors, which is not up to code and was unprotected from the elements.

That said, the design choices, which I believe were made by the seller's agent, were mostly okay. The kitchen is good-looking, and the bathrooms look clean, if generic with cheap appliances. But I don't believe these choices were made by Mr. Cuba.

Overall, Jose and Renato (owners) did a fabulous job of communicating the process. They left everything cleaned up and the paint job and repairs to the drywall were seamless. Jose offered several suggestions to future changes in our house which we may do here shortly.
