General issues:
1. The contractor could not accept credit cards because "his bank would not take credit card paymnets greater than $5k. I agreed to pay cash with the contractor offering upgrades for my loss of credit card point rewards. I should have run away then.
2. The contractor wanted payment up front after 3/4 of the work was done. The work up to that point was timely and very well done so I agreed. DO NOT DO THIS IF YOU STILL WANT TO USE WASHINGTONIAN RESTORATION AFTER READING THIS!
3. The work started in Dec 2012 and is still not done. Every fix resulted in something else broken. I will talk to those issues next.
Work performance -- or more like lack of...
1. The contractor scratched the side of a brand new stainless refrigerator when pushing it between walls in the kitchen. Contractor offered to build the counters out to cover the dent and scratches. That was an acceptable compromise. Other option was for the contractor to replace the refrigerator.
2.The contractor then failed to connect the ice maker waterline before turning on the water and flooded the basement destroying the walls, ceiling, carpet and other items in the basement family room. The basement carpet was to be replaced anyway so contractor offered to remodel a bathroom upstairs to compensate for the damage. More on that later.
3. The contractor initially installed chipped and cracked back splash tile in the kitchen because "that's the way it came in the box." I had to have the backsplash reared twice over many months. It finally looks good.
4. The contractor incorrectly installed the brand new out of the box stainless dishwasher drain tube into the garbage disposal. He cut the drain attachment too short. He rigged up a workaround that had the original hose that was too short with a piece of copper tubing, a rubber extender and two hose clamps. The right fix should have been to replace the incorrectly cut drain hose. You guesed it -- the Rube Goldberg fix leaked and destroyed the newly installed hardwood floor in the kitchen. The dishwasher had to be removed and hardwood floor replaced. That's important because the dishwasher mounting brackets were cut leaving the dishwasher unsecured in the cabinet. When the door is open it falls out of the cabinet space creating a hazard. That's still not fixed today.
5.The contractor did a real nice job on the master bathroom remodel -- the one I paid for, but hired a different (cheaper) sub contractor to do the job that was compensation for flooding the basement family room. The new sub left and allowed to dry rough grout all over the newly installed tile, punched a hole through the wall when replacing the old tub and the seams needed to be re-grouted after all the seam grout cracked and fell out. When the contractor had the sand grout removed from the tile some of the grout remover splashed all over the walls leaving purple streaks on the newly painted walls. The contractor also left wax ring footprints from the toilet replacement all over the newly installed carpet. Those stains remain to this day.
Bottom line...
1. DO NOT use this contractor!
2. Work competition is one issue, but more important the contractor made numerous promises to finish, but repeatedly failed to show up when he told me that his people would be there to finish the work. He was in constant amazement that the promises were not delivered -- so was I! I finally had to have another contractor come in to finish the work. My last engagement with Washingtonian Homes was the have Mr. Kim deliver replacements for damaged kitchen pantry slide-out drawers (I had to assemble and install the drawers myself see 3b below), but the other outstanding issues were left unfinished.
3. The work started Dec 2012 and as of today, Oct 2013 is still not finished.
a. wall molding still isn't installed around the stairs
b. a replacement pullout cabinet drawer has yet to be delivered. Apparently it went to "another customer by mistake".
c. scratches in the stainless dishwasher and sink are not repaired.
d. the dishwasher is not secured in the cabinet
