I've purchased several properties over the years, by far the worst experience was with Westminster Title. I took off work to settle, to find out over night $3,000 dollars of "optional" insurance coverage had been added to my closing amount. When asked about it at closing, for lack of better words (strong arm insurance sales) as to why it was needed. Unfortunately I couldn't close, they didnt want to return onsite the next day to settle. Instead they wanted me to drive 2hrs out of my way to sign the revised settlement documentation, had they been proactive and communicated better about the additional charges upfront instead of trying to sneak the charges in the fine print we could've solved all discrepancies beforehand. Verbatim "So on my dime you want me to send the carrier out there again, and let me guess you "prefer" this to be done by tomorrow". Yes I do! Had you called and said "Hey, your closing cost went up by $3k overnight" I wouldve asked why and we could've talk about it. What they did was added charges without consulting me then made me feel like I was inconveniencing them when asked to change the paperwork. Overall an awful experience. With 100% certainty will never use their services again.
