Having listed with two other brokers that had failed to sell my house (believed to be attributed to poor marketing), I was looking for a new agent that could get the job done. Brian approached me seeing that I had ended my listing with my current broker and set out to convince me his strategy was foolproof and would sell my home in far less time that traditional methods for lower costs and, using the power of the internet, penetrate audiences that the big real estate agencies couldn?t. HE emphasized the importance of going live on a new listing with everything in place and creating a frenzy of interest. Well, to cut to the chase, after two weeks I called him on not marketing to the places he said he did so. He listed in the MLS and its marketing partners (something even the most rookie of agents do) but the places and media that he said make all the difference were either nonexistent or riddled with errors. Twitter ? none as far as I can tell, and when asked, silence Facebook ? only after a week of pestering, long after the initial rush, and only after I requested licensing clarifications, and as far as I know, only to his business Facebook page. Zillow/ Trulia / Realator.com/ Redfin ? either errors in the listing, missing or incorrect media YouTube ? nothing I could go on and on?. His advanced marketing generated 4 or 5 actual showings, whereas the open houses (I held my own open house since he does not do that) generated about 5 times that number. There were errors in the listings that took time to get purged out, and he refused to provide me a link to the MLS to review the listings he had made. When I would contact him, he was always on the road selling and adding listings. HE is a one man operation that appeared to have listed 15 properties in the short time we had been working together. I could not see how he could effectively manage them all alone. Sometimes he took the time to make the fixes, other times he didn?t. My situation needed more immediate attention, and hence the reason I went with him. But he was not getting the job done, and not marketing even close to what he advertised. After a posting to gain his attention, he asked to withdraw. I said either do what you said you would and what you advertise you do, or I will continue to be critical of your being able to deliver a sales contract. He didn?t even try to do better. We ended our relationship, and I?m out a listing fee plus about $3000 in expenses of an empty house. Wilson Reality Group is affiliated with Rainmaker Realty out of Atlanta. They appear to train agents and brokers (seminars, in house, or home-based vides) and license out their model in different regions of the county. Mr Wilson is charismatic and a good sales person. He?s hard not to like, the model is hard not t like, but when he?s not delivering what he said he would, that viewpoint changes quickly.
