I had the unfortunate experience hiring the Home Run Builder/Hamid for a home addition project in Montgomery county MD, it has been an absolute nightmare from not the very beginning but after we paid him two significant upfront payments to three years after. I cannot emphasize enough how crucial it is to steer clear of this contractor if you value your hard-earned money and sanity. Before signing the contract, things seems promising, Hamid came to our home and gave us a lot of promises and met our financial budget. Hamid provided an enticing proposal and claims he has a lot of experiences, showed us some pictures of his work and kept mentioning he can get good material oversea(China, Asian country), which we didn't mind because it met our budget. However, as soon as we signed the contract and handed over a substantial amount of money as an upfront payment, the trouble began. First and foremost, Hamid/Home Run Builder blatantly disregarded the terms of the contract we had both agreed upon. They were supposed to ask us to pay the 2nd payment upon the "approval of Septic Installation from the Montgomery county and start of the Septic System Installation/Replacement", but instead Hamid got the crew came to our house started digging to prepare the "Perc Test" and he claimed that is the start of "Septic Installation" and the approval from county is coming. As inexperienced home owner without any experience in this type of work, we paid him the 2nd payment($49600), with initial deposit of ($50000), that was almost $100k given to him. After that, nightmare started, the work proceeded with snail's pace, with long period of inactivity. What Hamid does well is responding to your text and phone call, he will reply immediately but nothing was done until two to three months later. We had patiently worked with Hamid considering that he is also hiring other firm/engineer to do the actual work and the impression to us is that he had zero control over the sub-contractors he hired. So, we just patiently worked with Hamid/Home Run Builder for three years, finally we got the approval from Montgomery County to install/Replace the Septic system and the job got done. The break point is after three years of patiently waiting and finally we thought we see the light at the end of other tunnel then Hamid closed the blind and shut the light off! After the Septic system is installed, yet the building permit is obtained because county is still asking for final Septic location to be on the Septic plan/site plan to reflect where it was installed. Hamid came to our house to claim that he can't continue with the original contract price because of the inflation, he asked for 30% over the entire project, our project is about $220k, that's like 60k. We get it there are some inflation but $60k is way too steep, we finally agreed to cap off the project at $250k which is $30k extra to cover the inflation and we put that on the contract and signed. A couple weeks later, we are still working on trying to get the building permit approval, Hamid texted us and saying he is going to bring some one to do some prep work for foundation and WANT TO COLLECT THE NEXT PAYMENT!!!! His excuses is "To pay for things like engineer and deposit for foundations". We were like, what??? the $100k we paid so far is not enough to you to get those things done? And the contract term for the next payment is "Upon completion of footing foundation and slab"!!!! We got fooled once and he is trying to fool us again to make us pay him early in advance. He threatened us by saying he will be happy to send us the invoice for the engineer work that is required to get the building permit. We have a fixed priced contract, come on! We finally gave up and started to contact our lawyer. Our lawyer immediately pointed out that Hamid's VA Licence does not allow him to work in Montgomery county, Hamid is not MHIC licensed, which Hamid lied to us at the beginning that he can legally accept our project. Our lawyer asked Hamid to provide invoices he paid for the project and refund back the money unused. Hamid claimed that he doesn't owe us. Three years, all the work done was a septic system installation, about ten pages of engineering drawing submitted for building plan, site planning drawing. He claimed that he doesn't owe us but he doesn't have all the invoices to show our lawyer. We are currently suing Hamid/Home Run Builder to seek the legal way to get our money back and compensation. But, the time and energy we invested in this project is never gonna recover. We could have enjoyed the new space we dreamed by now but instead our daughter has grown up and now in college. This experience with Hamid has been a costly lesson in the importance of thoroughly researching contractors and insisting on strict adherence to contract terms. I strongly advise anyone considering hiring them to proceed with extreme caution or, better yet, avoid them altogether.
