After a pipe burst, ServPro came in to dry out the floors and drywall of our unfinished basement. They were responsive and sent a technician out right away, although he didn't have the equipment with him so had to come back again with the fans and air movers. The home is a rental property and they worked with the tenant to find times that fit his schedule and kept me abreast of what they were doing and when. In fact my only complaint was that they called too much. I suppose some people want a play-by-play of what they are doing, but they were very good about sending email updates regarding the work, so I found the repeated phone calls unnecessary and a little annoying. I also had sticker shock from the price. The water damage was confined to an unfinished basement with concrete floors. The technician told me the damage was "minimal", confined to the bottom 1 to 2 feet of drywall, and then quoted me a price over $1000 for fans and air movers. The final price was lower, but I still thought it seemed like a lot, although this is admittedly my first time having to pay for this type of service.

Upon arrival they performed a complete inspection of the structure and identified the water damage source to be unknown. They suspect that it may be related to the one of the top floor bathrooms, however there have been no obvious indicators found in these areas other than elevated moisture levels. Per a conversation with the home owner, the HVAC technician believes that there was a condensation issue on the supply lines in the ceiling. Per the IICRC S500, we determined the water damage to be a Category 1 - Class 1. IICRC S500 9.6 Category 1: Water originates from a sanitary water source and does not pose substantial risk from exposure. IICRC S500 9.7 Class 1 (Least amount of water, absorption and evaporation): Water affects only part of a room or area, little or no wet carpet and/or pad is present. In order to bring the structure and any content to an acceptable dry level in the most efficient and cost effective manner, we utilized the principles of creating a drying environment by controlling the conditions and characteristics of the air in the structure - Per IICRC S500 12.1.1. The following equipment was placed to assist in this process. Dehumidifiers: 3 Air Movers: 6 Additional Notes: 8/3/2011: We arrived on site and found all three levels affected. On the top floor, the master bedroom carpet affected adjacent to the hall bathroom. The walls were dry. We set drying equipment to dry the carpet and pad in place. On the middle floor, there were multiple inspection holes made in the ceiling drywall by a previous contractor trying to locate the water source. Some of the drywall was wet, along with carpet and pad on the floor. We set drying equipment to dry the ceiling drywall, carpet and pad. On the bottom level, there was water observed in the HVAC room around the HVAC system. We set drying equipment to dry this area.
They suspected a plumbing problems. Plumber suspected the Sears HVAC which failed. Still uncertain and confused of causes of water damages and damages not fixed yet! But house is dry.
