Enlighten Home Inspections, LLC

It’s been a year since I used Enlighten for my home inspection and after $30,000 worth of repairs that keep pilling up, I finally decided that I needed to warn people and write a public review. I trusted Enlighten as a first time home buyer and they missed extremely expensive and costly repairs. First, there was clear evidence of a mice infestation with poop and rat poison everywhere in places I know Enlighten checked and we quickly realized this after moving in and needing to call an exterminator. Our dryer was broken and didn’t actually dry and our washing machine was so full of mold if you truly looked that we had to replace both in the first month. Our subfloor has very prominent soft spots and may have water damage but the only way to confirm is to rip up all our beautiful flooring and pay thousands. Our water heater’s expansion tank is 12 years expired, 30 lbs full of sediment and in an extremely dangerous free hanging position on pvc pipe. Our dishwasher had been pouring steam into the wood cabinets and leaking through the wood floors for years that the wood is breaking apart and extremely water damaged in the kitchen. Light switches were sparking and plugs aren’t secure to the wall. Our bathroom shower head is leaking behind the plate and into the wall - we noticed because if you turn on the shower you can see water pushing through the plate. This is just some of the items they’ve missed and the $30,000 doesn’t even include all of the fixes for all of this! The items they did point out they grossly underestimated the going rate of repairs so items we were told could be a quick $50 fix from a handy man, no one would do for less than $250, IF THAT. I feel like I’ve officially bought into a massive money pit thanks to Enlighten. I negotiated hard with the sellers for inspection rights to ensure I didn’t end up in this predicament given how expensive homes are in the DMV and here I am, where all my additional funds are going to fixing up this place. I knew being a homeowner would come with maintenance costs but these are costly repairs that could have been easily avoided if Enlighten cared to actually inspect. DO NOT USE THEM.

Isaac was on time and extremely thorough. He showed us how to do quick fixes for the really minor stuff that we won't ask the buyer to fix. The inspection was in the morning and we got his thorough report that night.

We've worked with Isaac in the past and would definitely work with him again in the future. He is thorough and is willing to take the time to walk the home buyer through any issues he finds, as well as identify key things that the home buyer should be looking out for once they purchase the home. He's prompt, responsive, and professional.

Isaac was terrific. He treated us with complete kindness and respect from the initial meeting through the final goodbye, and he was a complete pro in between. Too often you find people who know their stuff, but are insensitive, apathetic, and sometimes just rude. Isaac too his time, was engaging when I was looking over his shoulder and sought me out to give helpful advice or to let me know about an issue when I got distracted by something else in our new (to-be) home. He checked and documented appliance serial numbers and ever checked manufacturing dates. For example, I had no idea builders would buy appliances in bulk, store them for several years, and then install them in new developments as "new." Isaac checked the dates of everything, which aligned perfectly with the construction date of the condo building. He focused on everything from the quality of the wiring down to reminding us that the grease traps under the microwave probably need cleaning. It was this attention to detail and the little things that make Enlighten a good place to call.

Enlighten was fantastic.  Isaac, our inspector, did a thorough job, checking every aspect of the new house, down to every individual blind and window. He got under the deck, in the attic (no small feat in this particular house), and everywhere in between.  The house is over 6,000 square feet and he was able to check the enitre place in three hours.  I don't know what other inspectors charge, but we got a discount for being repeat customers.  I would definitely recommend them to anyone.

Did a complete walk through checking everything from the out side of the home, including the foundation to the the exterior of the home.  In addition check both levels of the home for electrical, pluming and integrity issues the home had.  He explained everything, but reminded us that everything will be on the report.  This job was done by a professional who knew what to look for.

It was a great experience! Isaac was extremely thorough, timely, and took the time to explain everything to me during, and immediately afterward. He kept the spaces neat and clean as he went. He also sent the reports within hours! He provided written and photographic evidence of everything too--which is super helpful for me, as I have no clue what/where most of this stuff is or means. I must say, he was also extremely courteous and respectful! 

Isaac was friendly, professional and calming. He really helped me understand the value of the home I am buying, as well as how to take care of it!

Isaac was able to do a home inspection for us on short notice, and we're extremely thankful for his time and skill. He performed a thorough home inspection (including a tight squeeze through the attic) and presented us with a detailed report. In addition to the short notice for the inspection, Isaac also turned around the report for us in a flash. We had it in our inboxes, annotated with dozens of photos and notes within two hours. Since we were extremely close to the expiration of our inspection contingency deadline, this was much appreciated. I would hire him to do another inspection without reservation (though hopefully we'll be in our new place for quite some time) and would recommend him to others without reservation.

He also included general home-ownership advice and practices about home maintenance and appliances. His depth of knowledge was extremely impressive, and we feel very lucky to have had him work with us.

Isaac is awesome! As a first time home buyer, I knew nothing about anything. He walked me through every valve, button, outlet, etc. in the house. He was meticulous. He is watching out for the buyer and finding every little thing that would require your attention once moving in to a new place. He found little things like doors not latching properly, potential safety concerns, and to some more major issues on the roof. The seller made most of the fixes that were required in response to Isaac's report. Another great feature was the report that Isaac sends after the inspection. It is very easy to access online and has detailed pictures of everything he found. He also included instructions on when I needed to do certain things such as change filters and hoses on appliances. Overall it was a great experience and the whole process made me very confident in my home purchase.

Issac was knowledgeable, punctual and very professional. He strongly suggested that we follow him around, allowing him to explain every thing that he was doing. He walked us through the plumbing, electric, HVAC, general interior, and kitchen. We were purchasing a condo, so exterior inspection was not necessary.
Afterwards, Issac gave us access to the report through his website, as well as a PDF of the full report. The report included grading of individual features, annotated pictures, descriptions of issues with a severity scale, and suggestions for remedying the issues. He also suggested that if we have any questions, even if they were in the future not related to the report, that we call him and he would attempt to help us or find someone who could.
Overall, we were very impressed by the inspection. Highly recommended.
