We had a tight timeline, so my husband and I decided to contract with a company that specialized in water-based finishes (since they dry faster than oil-based).
The estimate went well. Vance addressed my concerns about our existing floors (that are finished with an oil-based product) abutting the new floors. There is a slight difference in sheen (like he told us there would be), but the color matches perfectly!
He was willing to fit us in and work around the timeline from our kitchen contractor. The installation was efficient and the floors are beautiful.
We used a separate contracting company (KBR) to gut and renovate the entire main level of our home, including the kitchen. That company laid new unfinished hardwood in the kitchen area as part of their work, and we asked them for a quote to sand and refinish what they had installed and the rest of the hardwoods so they matched. Their price was $6500, which seemed super high, so I shopped around.
Annandale Floors had a great price and offered the highest quality Bona poly product. We have two little kids, so we need the most durable stuff available. A few other companies I called offered Bona products, but not the highest, most durable one (Bona Traffic HD). I felt like Vance's price was fair, and he also gave us a "neighborhood discount" because, as it turns out, we practically live in the same neighborhood. Finally, he was incredibly flexible given that his start date relied on another contractor's completion date, which was a bit of a moving target. (Not to mention the fact that the "Blizzard of 2016" adjusted everyone's plans.)
This was a great experience. I don't usually write reviews, but I wanted others on Angie's List to know how great Vance and his Annandale Floors crew really are. If you're in the market for high quality sanding and refinishing at a fair price, these are your guys.
They sanded and refinished hardwood flooring in 4 bedrooms, associated closets and hallway. The job included repair of an area that had some minor water damage and the new hardwood they put in that small section matched very well with the existing floors. We went with special walnut stain and satin finish. The satin finish was a bit more dull than I was expecting, but the floors still look amazing.
All employees were professional and easy to work with.
The two friendly gentlemen that did the work did so professionally and responded to our needs in every way possible. We wanted the floors to be natural but one room had been stained a dark color by a previous owner. They were able to sand down the floor to remove the stain in all but the most inaccessible crevices. What stain was left added to the character of the finished product. They used Bova Traffic finish which has low odor and dries to walk on within a few hours of application. Final drying takes three days until furniture can be placed and 7 days until it can be covered with rugs.
We are vary satisfied with the results.

Before Annandale Floors began the job, we reviewed the prep work that needed to be done ? sanding scratches, countersinking old nails and staples, patching holes, and possibly replacing certain floor boards. As the crew got started, we received our first warning sign. They did not take precautions to protect surrounding areas from sanding dust even though this was promised in the contract. My wife brought up this issue and similar concerns, but found the Annandale Floor crew members unreceptive to our requests.
After the work was completed and the finish had dried (and after we made our final payment), we were finally able to inspect the job. We found the crew had neglected to set and fill over 300 staple and nail holes that we were told would be filled before finishing.
We reported these concerns to Annandale Floors? owner. He admitted his crew had been careless and promised to fix the floor within a week. This was important because we were about to move into the new house. However, despite numerous calls and messages, we didn?t hear from him again for three months.
Finally in early November, we met with the owner and the lead member of his crew to work out a solution. His recommendation after all this time was to simply fill the holes with glazing putty ? even though a representative from the National Wood Flooring Association had told us that using glazing putty was not a good idea in high-traffic areas. The problem, apparently, is that the putty never completely hardens.
Instead, we requested that the holes be filled properly and the floor be recoated to seal in the wood fill. (This approach was recommended by several other contractors.) Later that month, Annandale Floors finally agreed to redo the worst areas of the floor if we paid for the new materials. We asked for details (including our costs) in an addendum to the contract, but never received those details. Meanwhile, we couldn?t completely unpack and settle into much of our house because the hardwood floors still needed to be fixed.
Things went downhill from that point on. The owner of Annandale Floors became more difficult to deal with and was often impossible to reach. By mid-December, we decided that the only acceptable solution would be for the company to give us a partial refund ($3,200 out of a total cost of $5,500) so that we could hire another firm to correct the mistakes. We thought this was more than reasonable given the delays, inconvenience and our cost of having the floor finished properly. After two more months of trying to negotiate, we dropped our request to $2,500 ? the amount of our final payment back in July 2013. The owner of Annandale Floors still didn?t budge. Finally, in late March we accepted his offer of a $1,600 refund, which will not begin to cover the cost of paying another company to do the prep work and recoat the floor.
To sum up, what started as a workmanship problem turned into a huge customer service problem. While Annandale Floors has the knowledge and expertise to do good-quality floor refinishing, they did cut corners, which has significantly affected the quality of our job. And the real test of a company is how it handles problems when they occur. In this category, Annandale Floors is well below average. The lack of responsiveness, disregard for the customer?s needs and unpleasant communication are the reasons we do not recommend using Annandale Floors for wood floor refinishing.
"We did take longer than anticipated to do the work. The stairs were very difficult to do because they were way out of square and very squeaky. We took our time in scribing the stair parts to fit and working to eliminate as many of the squeaks as possible. We did have to wait for a handrail part to be delivered from the manufacturer which accounted for some of the delay. Only part days were used in the finishing process due to the fact that we had to wait for the coats to dry. I did not know that we left any wood on site for them to clean up. My apologies if we did. We thoroughly enjoyed working for the [removed member name] and appreciated the time they allowed us to do the work. Very nice people."
