First I have to Say that a 203k Rehab loan project scope can be very big and involved or small and simple, Depending on the work to be done. I believe ours was a fairly large scoped project involving roof replacement and home shell repairs as well as internal mechanical and plumbing upgrades and repairs.
This was a learning experience for both my wife and I, and the contractor. If you are planning on a 203K rehab loan, I would recommend choosing a HUD inspector and contractor and getting them involved in project planning as early as possible.
203k's always have 2 parties involved in loan other than the loan provider and Home Buyer.
The loan program requires a 3 way contract between the home Buyer and :
* A HUD certified 203k inspector to inspect and approve the work has been done to code before a draw can be paid out by the loan provider.
* A licensed and bonded Contractor to manage the Rehab project and sub-contractors.
