I was referred to Rick by CPA Brian Wendroff, who in turn was referred to be by a top developer in the Arlington/DC market. I needed a retrospective appraisal for the time I inherited a house--not knowing at the time I probably should have done it at that time. I had actually just sold the house, but was still allowed access. I needed the price ASAP so that I could then figure out what kind of capital gains tax I might have to pay/if I had to purchase another property to put them off. It was a Wednesday right before the July holidays, and Rick was going to have a short hospital visit the next Tuesday. Understanding my need for speed, Rick was able to come to the house in a couple days, and got the appraisal to me in another 4, racing to do it before going into the hospital, when he usually takes a week. I could tell it was not a rush job, however.
When he sent me the appraisal, I was actually away in the mountains where I had very little signal, and he was very patient when my calls kept getting dropped or e-mails didn't make it through. He had told me to call him if there were any concerns or issues. There were a couple small things he missed, but fixed them when I pointed them out. He is very familiar with the area, and did 5 comps (more than usual). They all seemed fair. I gave the appraisal to a relative who is in banking, and he said he thought Rick did a good job.
We had a nice chat when he was at the house and a few times via e-mail--he treated me like a friend than a paycheck. I looked him up some and found some interesting blogs that's he's done, too. I got some good ideas on a small claims case my husband is planning!
I don't plan to buy or sell any more houses, but if I did I would definitely use him again.

From there we set an appointment (to which he was a little bit late actually), and we walked around the house, talking about it (all of its good point, and bad points). I paid him. He left. And we never really set a time frame, but I was thinking it would take a week.
And a little over a week, we received our appraisal.
I called him with some questions, and he was in the car and didn't want to talk to me without seeing the appraisal in front of him. So I emailed the questions, and answered them, all of them--there were a lot!
And later after that our attorney had a question, which we also emailed, and which he also answered.
I was really pleased. And I can even tell you what "functional obsolescence" means now.
The first time I ordered an appraisal, I was refinancing my townhouse. I wasn't allowed to select the appraiser for the transaction, but at the same time I didn't fully understand the process or trust the bank. I got an appraisal from Rick (Appraisals Guaranteed) more for my own education. He new this and even gave me a discount.
The second time was when I was purchasing my condo. Again, I wanted to know the value prior to working with the bank (and again I got a discount).
Don't get me wrong--I do like getting a discount, but that wasn't really the thing that did it for me. What I liked was how thorough he was and how he explained everything to me. I have a law degree, but still I found the appraisal confusing at first. He explained everything, and I was so much more "educated" as a result.
He is very thorough, and sometimes knocks on doors if he really needs to see a comp on the inside.
I must say, sometimes he can be a little tardy on his appraisals, but I think that is from him wanting to be so accurate. We plan to continue to hire him.
"I don't normally knock on people's doors, but what [member name removed] is talking about in this case is that I had to enter their backyards in order to evaluate their view of the lake. So rather than trespass, I asked them for permission. That was a great assignment with some less-than-common features to evaluate. I've returned to Lake Barcroft many times since then, and I always love assignments there."
