Not that banks or consumers have much choice in choosing an appraisal service in connection with a mortgage, I would not recommend Marc Schoeni. His appraisal was low primarily because he ignored a “nearly identical” when choosing inferior “comparables.” He didn’t have to search far as it was the adjacent unit. It had been sold 3 times in the last 5 years, most recently a few months prior to Mr. Schoeni’s inspection. Had I known that he would have done such a terrible job, I would have spoon fed him the information. Past instances of inflated appraisals have insulated appraisers and now they can do a poor job without recourse. Good luck to anyone unfortunate enough to get him. Perhaps you can reject him prior to making an appointment and trying your luck with another random person.

He knew housing appraisal inside and out. He took his time, and did a very thorough review of the entire property. He was on time, and professional. Knew what he was talking about. I would highly recommend him.
