We worked through most of the problems without difficulty, with me compromising on siding that did not match and a problem with the roofline. Both because I could see no way out, and they really were minor. However, there was no mention of an adjustment for their shortcomings, just, well these things happen, you'll have to live with it. The real problem came when the project was approaching completion. They tried to say the job was done without rehanging down spouts on gutters they had removed ( I thought the job entailed finishing the gutter, but I didn't inspect the contract close enough), fixing the hole in the vinyl fence they had created when poring cement, cleaning up after themselves (the contract stated they would not be responsible for damage done to landscaping due too the construction, but they left piles of grass and dirt as well as bricks and various other messes without cleaning up after themselves.
The biggest problem was the finish work on the inside of the garage. rather than providing a "garage finish" to the sheet rock and tape provided for in the contract, they left an utter mess. tape falling from the roof, globs of mud on the floor and walls and ceiling. seams that weren't even mudded, and uncovered holes. Very little sanding was done. I fought with the contract for three days, the owner even came out the last day and worked, finished up the gutters, fence and some of the sanding. But he left drywall mud spatters all over the floor.
The garage came out well, the conduct of the work crews was poor, with shabby finish work. The value in the garage is there, and I would have been very happy if they had only taken an extra day to finish the job.
