We recently moved to the area and were ready to look for a home to purchase. We had narrowed the search down to the areas we would like to live. We interviewed a few "neighborhood" agents along with Ben. The neighborhood agents met us for an interview and clearly knew the area. However we were turned off because they kept trying to sell us on the properties they had listed in the area. When we contacted Ben he offered to take us to look at a few homes under no obligation instead of just sitting around chatting. Ben was patient in helping us find a home that met our needs and not pushing us towards any properties. In working with him we were very impressed with his attention to detail, his prompt responses, and his flexibility to work with our schedule. He was excellent at helping to point out potential issues with homes we viewed. If he doesn't know the answer to your questions he will look it up and get back with you. It was obvious that he works hard to stay current on the latest trends in homes and in his field. He was very knowledgeable about all aspects of the home buying process. He kept in contact with all parties involved to make sure everything was occurring in a timely manner so we could close on time. Overall we were very satisfied with working with Ben on our home purchase and would recommend him to family and friends!

I needed a real estate agent but I didn't want to go with just anyone, or even a family friend so I decided to check out Angie's List and see what I could find. I found Home Buyer Representation and from the first time I talked to Ben I could tell he was on top of his game. We were out looking at homes in no time flat. He had no problem showing me lots of homes and he was very helpful in pointing out pluses and minuses of the homes we visited. I ended up setting on a home in Lehi and from there on is where Ben's help was really invaluable. He handled a TON of leg work for me as well as negotiations of contract terms and what not. I highly recommend Home Buyer Representation to all my friends and family and as long as I'm in Utah I'll never change agents.

Using the public MLS database I had identified several homes that were in the school district, neighborhood, and price/condition I had in mind. Through web searches I contacted several agents and ultimately selected Ben Clark of Homebuyers to help me with my home search. Ben helped me consider adjacent areas in my search, and his greatest strength was his experience in facilitating the home buying process and in negotiating on price. Not being a 'neighborhood agent' or familiar with the particular Utah town I liked, he could not offer any insight/expertise in the school district or the neighborhood histories or strengths/weakness of recent homes that sold nearby. On fees, Ben charges 3.25% of the purchase price as his fee, which means in the usual transaction like mine where the seller pays 3%, the buyer must pay the balance 0.25%. (In odd cases where his split of commission is higher than 3.25%, the buyer gets a credit in closing of anything over 3.25%.) I did purchase one of the homes I found on my search, and Ben was great in his advice on navigating the purchase process, facilitating the various parties involved, and of course negotiating the price. The bank's appraiser indicated our final purchase price was better than the current market value. I was *very* impressed by Ben's promptness and communication follow-up. The last agent I purchased a home with a few years ago did not even read their email and I am a person who is very email/voicemail dependent. Ben has a Blackberry and will respond to messages/voicemails at all hours. When you are working with him, you feel like you are his most important client and even now that the work is done and the transaction is over, I feel I could still call Ben with questions and he'd be happy to help.

EVERYONE should know what it is like to work with an exclusive buyer s agent and with Benjamin in particular. He represented us with professionalism and poise and he clearly had our best interest in mind from the start. As he is free of any conflicting loyalties to buyer and seller as an exclusive buyer s agent, we felt so much more at ease with him than we ever had in any of our dealings with other real estate agents. Over the course of four months of house hunting, he never lost his enthusiasm for the whole process and never hesitated to give us his undivided attention, time and professional skills (working both over personal holidays and late into the night for us on occasion). During the process, he displayed an impressive knowledge base of houses and neighborhoods in the Salt Lake Valley. While always pleasant and enjoyable to work with, he also harbors downright formidable negotiating skills and savvy, which he deployed on our behalf during negotiations with the seller.
