Allan did an appraisal for our new home and valued it well below the actual costs of the home.
In his estimate finishing a 2000SQFT basement adds only 15K to the value of the house.
He also argues that folks dont care about upgrades and dont want to pay more for it.
Even though the basement was 100% finished he wrote that it was 80% finished (based on assumption not on actually inspecting it), the same with isolation. Then when you call or email you get no response.
He looks at homes that are sold (by the builder) but does not compare any extra work added.
All in all if you want a good valuation, I would avoid him, as he does not take into account the things that sets your home apart.
