I hired John Brigance at Hidden Valley Property inspection to inspect a house for a purchase I was doing from out of state and it was a terrible experience. He furnished me with a huge report full of a giant laundry list of honey-do type stuff. After going through with the purchase and arriving to begin moving in I walked through the home and immediately noticed mold around a loosened baseboard. I walked to a nearby bathroom and again found mold all around the corners of the ceiling and water damage unreported. This mold was completely obvious to a 100% layman like me who has never seen mold in a home before. Beyond the mold I found obvious water damage all over the basement kitchen ceiling and walls which John did not report. I know he wasn't doing a specific mold inspection but If I can see this from across the room having no clue I definitely expect a professional to notice it during a detailed inspection and point it out. I have so far spent over $4,000 on mold remediation and still going. When I contacted John to let him know about these gigantic oversights so that he could use the feedback to improve, he instead sent me a long rambling letter blaming me because he had put on page 99 item 400 that he saw some previous water damage on the window in the room that ended up having mold around the baseboards (and eventually found all through the walls), but that everything was currently dry. If you want a voluminous report cluttered with tiny items like broken toilet paper holders John Brigance is your guy -- if you want someone to spot serious problems with your new home then stay far away from Hidden Valley Property Inspection.
