"We are sorry you are not happy with our services. Appraiser went out and double checked his outside measurements, and redid the sketch to make sure it was right. He was within 87 square feet of the square footage the county records show. Client does not appear to understand the appraisal and read it correctly, and did not want to listen to the appraiser's explanation. The bedroom count she mentions is for the above grade bedrooms only, the additional bedrooms and bathrooms are included in the basement square footage on a different line. Appraiser used both comps with finished basements and unfinished basements in each report and adjusted for that differently for each report, which is the correct way to do it. Appraiser has over 25 years of experience."
